Amelia indicated that the units would be treated as an additional single-family dwelling unit on each lot. Rebecca Ragsdale has some experience with these units from reviewing permits for Belvedere. I will confer with her about it when she returns to the office. Thanks, J.T. You will need to get your site plan approved 2 before we can approve a final plat, however. Please let me know if this is the direction you would like to go, and if so, please email me a request for withdrawal for SU82014-003. Also, the site plan will need an initial application filled out, which I have attached for your use. As for the fees, the good news is that we have not cashed the check. So the easiest way to handle this is for you to write a new check with the correct fee for an initial site plan. If you could please bring the correct application and new check, we will return the other check to you. One question I had was that on the application for the site plan there was a box checked for "reducing single family setbacks to 5 feet". I am not sure which set back this is, but I assume it is the side yard setback, correct? If so, this will need to be done as a variation, and an application with the justification for the variation will need to be submitted as well. On a side note, since there is a revised subdivision ordinance, our applications and checklists have been updated as well, and they are on our website for your use. Let me know if you have any questions. Have a great day and let me know if you need anything else! The preliminary plat(SUB201400003) has been withdrawn. 2. In order to stay on schedule for the February 20th SRC meeting, we'll need the initial site plan application along with 19 additional copies by tomorrow afternoon (or Friday at the latest). I'm requesting 19 copies because I can work with the 3 copies we currently have that are marked "preliminary site plan" and the application requires 16 copies plus an additional 6 copies(22 total) if the area falls in an Entrance Corridor. 3. Submitting the variation request separately sounds good. 4. We can accept the final plat at the same time as the final site plan. We will sign the final plat once the final site plan has been approved. Thanks, J.T. We will prepare a new initial site plan application and bring a check for the revised amount. Understood about the need for the variation for the setbacks in this block. I assume the variation will need to be approved prior to the final site plan approval. If that is the case, I will wait and submit the variation request separately. 1 Thanks for the heads up on the new procedures. I do think this will help speed up the process and eliminate a lot of redundant submittals from us and reviews for you guys. Can you confirm, Carla? If that is the case, then we would just need the right application and fee. My understanding is Roudabush plans to revise their submittal for Blocks 12 and 15 by submitting an Initial Site Plan and withdrawing the preliminary plat. To do so,our application requests 16 copies plus an additional 6 copies if it's in an EC. Carla reminded me that the deadline for distribution would be tomorrow,so did they understand they need to deliver 22 copies of the revised Initial Plan by tomorrow afternoon? If not, I can send them an email with that information.
