JT,
Please note that the r/w along Ashler Avenue was last revised to be 1' behind the curb.
Accordingly, with a minimum front setback of 0',and a minimum build-to line of 8', the buildings along the r/w will
require a waiver for the minimum build-to lines. Block 1&3.
Based on the footprints developed at this time, the waiver will need to be increased from 8'to somewhere between
"11- 13'", depending on the particular unit. Please provide advice as to the process and request documentation
necessary to implement this modification. Please also recognize that this request is only necessary for the developer to
provide a wider sidewalk&street tree-paver section along these units facing the r/w.
Thanks for your assistance.

Hi Ammy,
Attached is the approved letter of revision.
The new lights impact the final site plans for both Block 1 and Block 1B, so I will add a hard-copy of this approval to both
of those files.
Thanks,

Hi Ammy,
Please add the following note to the Lighting Plan submitted as an LOR and dated 09-08-15:
"Each outdoor luminaire that emits 3,000 or more initial lumens shall be a full cutoff luminaire and shall be arranged or
shielded to reflect light away from adjoining residential districts and away from adjacent roads. The spillover of lighting
from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one half
footcandle."
This is a standard lighting note and we just want to be clear it applies because it's not found on the approved final site
plans.

Following this addition, could you please forward an electronic version to me? I can issue the approval letter
electronically if that works for you. Afterward, I'll add a copy of the approved LOR to both of the site plan files that it
amends (Blocks 1 and 1B).
Thanks,

Subject: RE: Old Trail Block 1 and 3 Lighting Plan
Good afternoon JT,
I have attached a copy of the Lighting Plan for the pedestrian lights along Old Trail Drive.
The property line follows the front edge of the sidewalk (the closest to Old Trail Drive). In most instances,
we are in compliance with Section 4.17.4.b of the Zoning Ordinance. The lighting levels are less than or
equal to 0.5 footcandles at the property line. But the lighting levels at the curb are all less than or equal to
0.5 footcandles.
Would it be possible to measure the lighting levels at the curb line since Block 1 and 3 are part of the
greater overall all development of Old Trail Village?

Hi Ammy,
Page 4 of our site plan amendment policy explains what application type is required for lighting amendments. I agree
with Stewart that this change requires an LOR.
Here is the application for an LOR. I believe the site plan number being changed is SDP200700144 (attached).

etter of Revision Application.pdf
You'll need to include a revised Lighting Plan sheet to show the new fixtures and their locations. Updated cut sheets and
photometric plan are required to make sure the fixtures comply with Section 4.17.4(b) as described below:
2
Nftwo, Name
1. The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning
districts shall not exceed one-half(%2) foot candle. A spillover shall be measured horizontally and vertically at the
property line or edge of right-of-way or easement, whichever is closer to the light source. (Amended 10-17-01)
2. All outdoor lighting, regardless of the amount of lumens, shall be arranged or shielded to reflect light away from
adjoining residential districts and away from adjacent roads. (Added 10-17-01)

Good afternoon JT,
Old Trail wants to add pedestrian lighting along Old Trail Drive on Block 1. I have attached a sketch
showing the approximate location of those pedestrian lighting fixtures (they are shown as orange dots on
the plan). The fixtures will be approximately 12' tall and under 3000 lumens.
We have spoken with Stewart Wright with Zoning. He has suggested that we need a Letter of Revision to
proceed with the installation of the fixtures. My question for you is what we will need to submit to you to
get a Letter of Revision?

Subject: Old Trail Block 1 and 3 Lighting Plan
Good morning JT,
I have attached a copy of the revised lighting plan for the lights that will be installed in Blocks 1 and 3 in
Old Trail Village. The fixtures are the same ones that have been previously seen by the County Planning
staff and installed within the existing parking lot. The revision shown in this plan is the addition of two
lights in the existing parking lot-A-14 and A-15. The attached photometric plan demonstrates that the
illumination levels at the property lines is still below the County requirement of 0.5 footcandles.
