The County of Albemarle Division of Current Development will grant or recommend approval of the
Family Subdivision plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless
otherwise specified.]
1. [Comment] Tier 2 Groundwater Study. All plats showing lots less than 21 acres require this
study be completed. Please submit the required $355 fee. Rev 1. Comment not addressed.
Please submit the required fee to commence the groundwater study.
2. [14-212] Affidavit. The County has received the required affidavit verifying family relationship of
the applicant. This document will be provided to the County Attorney for his review once the
applicant submits the restrictive covenant mentioned in the following comment which must also
be sent to the County Attorney for review/approval. Rev 1. Comment addressed. See attached
County Attorney conditional approval.
3. [14-212(B)] Family subdivisions; conditions of approval. The subdivider shall place a restrictive
covenant on the lots created by the family subdivision. A template for this covenant is attached.
Please submit a draft of the restrictive covenant to me and I will review it and forward it to the
County Attorney for his review/ approval. Rev 1. Comment addressed. See attached County
Attorney conditional approval.
4. [14-303(S)] Control Points. Provide at least 4 control points, evenly distributed across the
property and located at survey property corners. At the option of the subdivider, the control
points may be shown on a copy of the final plat, rather than the original signed/notarized version
for recordation. Revise. Rev 1. Comment addressed.
[14-302(A)(10)] Right offurther division. Revise note #8 as follows: "Lot A is assigned 1
development right and may not be further divided. The residue of Tax Map/Parcel 115-41A is
retaining 1 development right and may not be further divided". Rev 1. Comment addressed.
6. [Comment] It is suggested that the well location and note #7 be removed from the plat as such
information is not required by the ordinance. Rev 1. Comment addressed.
7. [14-302(B)(1)] General Information. When the plat is revised, please provide the date of the last
revision on the plat. Rev 1. Comment addressed.
[14-309 & 14-310] Soil evaluations; Health Director Approval of wells and septic systems.
Approval by the Health Department is required before the plat can be approved. Either provide
documentation of previous Health Department approvals that each existing primary structure has
both a primary & reserve drainfield on the lot is serves. OR Provide the results of percolation
tests or other methods of soil evaluation used to determine the suitability of the soil for septic
systems with conventional drain fields, so that the agent can forward them onto the Health
Department for review and approval. Rev 1. Health Department review was received on 1-11-
16. See attached 1-11-16 review. Approval by the Health Department is required before the
plat can be approved.
Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's
office and may be found at www.albemarle.or count,, cam. In accord with the provisions of Section 14-
229(B) of Chapter 14, if the subdivider fails to submit a revised plat to address all of the requirements
within six (6) months after the date of this letter, then the application shall be deemed voluntarily
withdrawn.

Good afternoon, Chris.
Based upon a review of the submitted documentation, I offer the following comments.
• It does not appear that a documented reserve area is on file with the Health Department for either of
the residences (1866 and 1868 Ed Jones Road).
• As depicted, Parcel A (2.0 Acres) does not appear to have a private well.
I would recommend that the applicant consult with a licensed soil evaluator to confirm that a reserve is
available for the residences indicated and forward a soil report to you for review and submittal to the Health
Department.
At this point, I cannot approve the division.
