Provide 2½” caliper trees of a species common to the area, outside of easements, in an informal arrangement near the entrance drive, to help integrate the drive into the surroundings. Trees shall be equivalent in quantity to 40’ on center, along both sides of the entrance drive. 3. Add the plant health note to the plan: “All site plantings of trees and shrubs shall be allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs and trees shall be pruned minimally and only to support the overall health of the plant.” 4. Revise the plan to show all the existing trees at the southwest corner of the site. 5. Clarify the tree line north of the proposed drive to more accurately distinguish between tree line and scrub. 6. Show tree protection fencing on the plan. Division: Date Completed:09/02/2014 Reviewer:Glenn Brooks Engineering Review Status:Planning Commission Waiver Approval Reviews Comments:This plan appears to be what the board requested, so I must recommend approval with the condition that signage ("no left turn", channelization signs, stop signs, etc.) be provided with the island. However, for record, this solution was not recommended. These islands do not work. To see evidence of this, one has only to observe the cars driving around the island recently installed in the entrance of the Treesdale complex on Rio Road. The only way to prohibit left turns out of an entrance is to install a median in the road. I would tend to think that working from the existing entrance on 250 would minimize the chances for disturbance, but I am dependant on the PE and site plan developer to know where the septic system is located and to maintain the correct setback. If you would like to sign for me, that is fine. If you wish, I could also stop by to sign the plan once everything is ready. Makes no difference to me.
