As you and the other staff begin your reviews, we want to point out that the primarily reason for making this request relates to the 28-unit condominium on Lot 74. Due to economic conditions, substituting 12-tomehomes appear to be more viable and will help Phase 2 remain attractive and continue to be competitive with other projects in the area. Furthermore, in our MSPA we are also making small changes to the 10-single family lots along Heathrow Glen Circle in order to remove the"shared"driveway conditions; we are reducing the number of tot lot locations; adjusting phasing limits. As a result of these changes we are making slight adjustments to our affordable housing, minimum lot and yard requirements and parking data tables. Lastly, given recent conversations with both DEQ and USACE, we are removing the potential"future" adjacent connections. To make the review easier on the County staff, we have identified the areas with clouds and labeled such areas as revision#1. Hopefully, what appears to us as minor"tweaks"to our approved site plan will be received likewise from the County staff. Accompanying these plans is our variation request and both the applications and required fee as noted on our transmittal.
