We have revised the plans per planning/engineering comments dated March 17, 2015. Please find below a detailed comment response letter describing the changes we have made to each of your comments. The comments that we responded to were the comments that were agreed upon that fell under the preliminary site plan review. PLANNING Ge ra/ We will be submitting a subdivision application with this site plan. This matter has been resolved. Ate have specified the amount of open space that contains a SWM facility or preserved slopes. It does not exceed more than 80% of the total area. }he open space has been labeled on the plan. 5. We will request a fire flow test and have updated the setback note on the cover sheet. the vicinity map boundaries have been updated to better reflect the geometry of the parcel. ,(The parcel summary has been updated to include the area from Parcel 76-52N and to exclude the unused area at the north side of the site. 8. Arrangements have been made for the owner to acquire Parcel 76-52N. ve We are planning to get this area subdivided and will submit a 404 waiver request. But we are still including this area for purposes of Stormwater Management. O 10. This property is being acquired, and the existing driveway will be removed. 11. The owner is in the middle of trying to purchase this property to add to the aesthetic nature of the site as well as allowing a simpler sewer installation. However, the strip is still a part of the project site and we may \c.,$ to� Piave to request an easement. 12. The discrepancy with the number of proposed lots has been corrected on the cover sheet and throughout • plan. 13. The owners of the site have been updated on the cover sheet. 14. The label that is being referred to is a"distance to Old Lynchburg Road." It has been revised to be more clear. The site plan number has been included on the cover sheet. This comment has been noted. p-.-We have labeled the dimensions of the proposed structures on the plan. See sheet C4 and C5. 4. Now Tea have labeled the footprints of the proposed units. See sheet C4 and C5. retaining walls have been labeled. 40 he existing pedestrian path is depicted on the plan and it is within TMP 76-52. . The pedestrian access way has been connected to the sidewalk on the cul de sac for Sun Valley Drive. e have added a sidewalk between the three entries for the property, We will provide this information in the final site plan The revision has been made to the street labels. �-- �G 5. We will provide a special lot for the areas with SWM facilities. 40. This comment has been noted. 41. We are not submitting a lighting plan, but will provide a landscaping plan. ENGINEERING 1. This matter has been resolved. We are not disturbing the preserved slopes. The area being disturbed has been proven by survey to be less than 25%. 2. The stormwater plan has been revised so that all the water is eventually drained towards the stream and away from the units. Please see SWM calculation packet. 3. The grading has been revised to match the topography. 4. We have changed the stormwater plan to allow the majority of the water to be treated by use of a bio retention pond. 5. We have provided County approved turnarounds at the ends of the proposed streets. 6. The owner has purchased Parcel76-52N. The existing driveway will be used for SWM access. 7. SWM facilities are no longer on residential lots. 8. The retaining walls have been revised so that they do not disturb preserved slopes. 9. This comment has been noted. 10. The retaining wall does not extend into the pond. It ends at the dam. Page 12 11. The on street parking has been striped.
