RE: SDP 201500031—CMA Properties—Final Site Plan
Thank you for your comments dated July 10,2015 on the above-referenced project. The updated plans reflect changes
to address your comments as described below:
Planning
A. Conditions of final approval:
1. The proffers have been updated and the SP name and number has been included on the cover sheet.
2. The parking requirements note has been updated.
7. Landscaping plan:
a.The tree protection fencing has been changed to include the dripline of all trees to be saved.
c.There are 21 trees proposed in the parking area,as required for the additional parking spaces that have
b ded to the plan.

11. Light levels are shown along the property line and roadway.
B. New comments:
12. The setbacks have been updated based on the new requirements for non-automotive sales and service.

A. General
1. An original stamp and signature will be provided on the cover sheet.
2. Initial submittal date and revisions dates are shown on the title block.
B. Sheet 4
1. The 8"gate valve and blow-off have been replaced.
2. The private sanitary sewer lines have been updated.
3. A note has been added to this sheet about disconnecting the existing private sanitary sewer connection.
VDOT
A. A 100'right turn taper has been installed as discussed with VDOT to satisfy the access requirements for the site
from Bekmar Drive.
RWSA
A. All Sheets
1. The 20'water line easement shown on TMP 45-94B has been removed.
2. Acknowledged.
B. Sheet 4
1. The required notes have been added/updated to the utility notes on this sheet.
C. Sheet 5
1. The required notes have been added/updated to the grading and drainage notes on this sheet.
2. A note has been added to explain that there is a minimum of 5'of horizontal separation required between
the water main and drainage structures.
D. Sheet 9
1. A note has been added to explain that there is a minimum of 10'of horizontal separation required
between the existing water main and any trees.
