Commissioner January 20, 2016 Mr. Christopher Perez Senior Planner County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Re: SUB -2015-00220 Woodlawn Rural Subdivision Preliminary Plat Dear Mr. Perez, We have reviewed the preliminary plat for Woodlawn dated 12;7:`15 as submitted by Timmons and offer the following comments: I . In order to satisfy the requirements of the Secondary Street Acceptance Regulations (SSAR), multiple connections need to be provided for the development. The cul-de-sac of Woodlawn Road should be located adjacent to TMP 444K and adequate right-of-way provided to extend the road should TMP 444K be developed in the future. 2. Right-of-way at the connection of Woodlawn Road to Woodlands Road should be 25' minimum from the center of Woodlands Road instead of radial as currently shown. 3. Right-of-way should be dedicated along the frontage of this development to Woodlands Road 25' from the center of Woodlands Road. 4. Woodlands Road is functionally classified as a Major Collector and Woodlawn Road is subject to Access Management spacing regulations. The distance from Woodlawn Road to the nearest commercial entrance/street connection in each direction needs to be shown on the plan. Please note, this includes any connection that serves more than 5 single family residences. 5. Additional comments may be made once road plans are submitted.
