1. Final Plat Approval requires Approved WPO plan, and that roads be built or bonded.
2. Final Plat Approval requires an Approved Easement Plat; defer to Planning.
3. Easement Plat should use label: "permanent stormwater management facility easement" to identify proposed
SWM facility easements, per 26 Oct 2015 Asst. County Attorney guidance.
4. C0.0 —Revise sheet number to read C0.0.
5. C0.0 —Water Quality Summary, Site Data Summary, VaRRM .xls, lists 20.76% of site as Forest (4.78 Ac).
Please coordinate deed/legal instrument for 4.78 Ac. to be considered eligible as Forest/Open space in post -
developed condition for stormwater management program compliance purposes. Coordinate with
Christopher Perez; sample deeds likely available.
6. C1.0, C2.0, C3.0 —Show Existing contours and Access (driveway) for 1 level brick and frame house, Lot 8.
7. All sheets with existing contours — Extend existing contours at least 50 -ft beyond PLs. [Ref. 14-302.A.12]
8. C2.0, C3.0, C3.1 —Show critical slopes.
9. C3.0, C3.1 —Provide timber or culvert (cross -parcel) crossing that provides width/strength sufficient to bear
truck/tractor vehicle weight to provide access across grass channels (SWM BMPs) proposed for Lots 6, 7.
Otherwise, property owners will have limited use/access to areas of Lots not otherwise off-limits. Design
should prevent trespass damage to grass channels (SWM BMPs) while preserving fullest private ownership
use of Lots 6, 7.
10. SWM BMPs —Provide vehicle access to all SWM facilities (including level spreader): graded to 10' width
and less than 20% grade.
11. C3.0 —Provide sufficient permanent stormwater management facility easement at Level Spreader (space
sufficient to accommodate (HOA) contractor equipment in event of SWM facility repair or replacement).
12. C3.0, C3.1 —Provide/label Drainage Easements at each of two Woodlawn Road pipe culvert inlets (x 2).
13. C3.0, C3.1 —Propose ditch contours on east side Woodlawn Road; revise plat to include proposed contours.
Provide details with Road Plan. [Ref. VDOT Subdivision Street Design Guide, App. B-1, Table 2/GS-SSAR]
14. C3.1 —Identify proposed SWM#1; use VA Stormwater BMP Clearinghouse Practice Name. If permanent
pool proposed with SWM #1, ref and ensure minimum design (downslope) separation from septic field.
15. Please submit Road and VSMP Applications at earliest convenience.
