The current 1994 SUP for our existing office in 2619 and 2621 allows for a 20'by 28' 2 story addition to the 2
townhomes that house our corporate offices. That's an additional 1,120 added sqft to our existing corporate
office area of 2400 sqft...total corporate office area of 3520 sqft avaliable. That's what I want for maximum
office area.
The 2617 building is 6000 sqft.... (2000 per floor- Bsmt thru 2nd) Our corporate offices that required this SUP
would occupy 2000 sqft of that building (2nd fl)plus the previous approved 1120 sqft possible addition. That
3120 sqft which is less than the current SUP.
The Bsmt of 2617 is and will stay a gym/baths for pool that is next to building. The 1st floor will be a
community club house and common area for residents and leasing office for Westgate Apt Community. Those
uses do not require a SUP and are being moved out of a different building. We are trying to fix our space needs
for corporate office and add amenities with a single project.
Perhaps I could come see you this afternoon. ...after fpm to discuss our plans? Are you available?

Do you have an idea yet of the approximate size of the proposed office for GEMC?We are working on conditions for the
SP and are considering a condition for the size of the building that corresponds to the parking.The plan is showing 12
spaces dedicated to the office.The zoning ordinance requires 1 space for every 200 sq ft of"net office floor area" (see
below).This would limit the size of offices to 2400 sq ft net floor area. Do you think this will be sufficient for your needs?
4.12.6 MINIMUM NUMBER OF REQUIRED PARKING SPACES FOR SCHEDULED USES
Offices,business,administrative and professional(including medical offices but not dental clinics):One(1)space per two hundred
(200)square feet of net office floor area.The term"net office floor area"shall be deemed to be:(1)eighty(80)percent of the gross
floor area;or(2)at the request of the applicant,the actual net office floor area as shown on floor plans submitted by the applicant,
delineating the actual net office floor area,which plans shall be binding as to the maximum net floor area used.

We have you down for the Planning Commission's meeting 7/15/14. I will forward agenda and staff report when they
are complete.
I am working on the legal ad for this proposal.Will you be converting the old office space back to residential units after
you relocate the office? If so, do you know how many net new units there will be after the move, if any?
