Hi Margaret:
I've forwarded your email to our civil engineer Justin Shimp as he has more information on your questions 3 and 4.
(Justin and I did have a sit down meeting with Troy Austin of VDOT back in June; during which we reviewed the
issues and limitations we must work within to make our landscaping plan acceptable to VDOT.)
I'll let you know as soon as I hear back from Justin.
To answer your first 2 questions, we plan to use a high quality nautical decking for the visible underside of the high
canopy. I have attached a specification of this material. This is low maintenance, high quality product that does an
excellent job in simulating real wood. This product does not have a 'plastic' feel like some manufactured decking and our
intention is to add a feeling of warmth to the Entry. I can acquire a sample if that would help.
We are currently working through the detailing of the roof but I think it's safe to assume that the non-visible upper
surface of the canopy to be a waterproof membrane. Also the sides are to be an high quality exterior grade flat panel;
that will most likely be painted a darker grey color.
The stair tower will be a CMU block construction (same as the entire existing north and east facades).The developer's
intention is to add a surface coat of stucco to both these elevations (including the stair tower) as a way of improving the
unsightly painted CMU.The color would be a neutral tone; something along the lines of a French grey.

This memo addresses the Albemarle County Architectural Review Board letter
dated 8.26.15 regarding the Riverside Medical project(ARB20150080). The
following are responses to the conditions listed in the county letter:
1. Spandel glass color will be Warm Gray (#SX3524) Ceramic Enamels by
Trulite. See attachment for color sample.
2. See note on Demo plan (attached) noting that existing ground mounted
mechanical units are to be removed. All HVAC are to be located on the
rooftop.
3. See attached Photometric Plan
4. Bollard location and wattage are shown on Landscape Plan L1.0
5. Recess seat wall light quantity is shown on Landscape Plan L1.0.
6. Recess seat wall light wattage and lumen output is shown on Landscape
Plan L1.0.
7. Down lighting located on the front facade can be found on the Fx Luminaire
cut sheet. Fixture Lumen output equivalent equals 50 watt. Illumination
pattern and intensity are also shown. This is intended on being a minimal
light intensity and only creating accent on the building facade Column uplight
location, wattage quantity, and lumen output is shown on Landscape Plan
L1.0.
8. Note that in the revised landscape plan all boulders and any other landscape
obstruction have been eliminated from the right of way. Also, note the
proposed planting height will not interfere with overhead utility lines. See
Landscape Plan L1.0.
9. We've designed landscaping to avoid any conflict with utilities.

11. All signage shown to this point on drawings should be seen as a schematic
design and place- marker for future signage. Once sign design is developed
signage, we will seek approval through separate sign application.

This memo addresses the Albemarle County Architectural Review Board follow-
up email (dtd. 10.08.15 and 10.13.15) to the ARB letter dated 8.26.15 regarding
the Riverside Medical project(ARB20150080). These emails was from Margaret
Maliszewski to David Timmerman and are included in this document. The
following are responses to the additional information requested:

3. See attached document: "FX Fixture follow-up". This document illustrates an
average of.3 footcandles along with a max of 1.5 fc in the measured area;
which is the segment of façade under each of these 8-9 fixtures spaced @
25'-0" running across the front building façade. As it turns out, the
photometric graphs on the submitted on the spec sheets were misleading.
They were showing the amount of light reflected on a surface that would be
placed at a certain distance perpendicular to the light source. With these wall
lights, this is not at all the reality. The surface is instead parallel to the light
rays and reflecting a much lower percentage of light. The diagram shows this
condition.
3b. Regarding lighting on the up-lights of the front entry piers, please see
attached Photometric diagram "Uplight Fixture". Note that the highest
reflectance recorded is 14.3 fc.

1. The stone boulders within the Rt. 29 R.O.W. had to be taken out of the project because
VDOT would not approve this element. Some existing boulders in the R.O.W.
will remain. We have proposed a handful of smaller boulders that will be placed in the
bioretention garden, terraces, fountain and lawn area and will accentuate
edges, entrances, corners, thresholds. We will carefully compose these rock groupings to
look more natural (like the stone outcroppings that already exist).
2. We agree with the notion that the plantings will be critical to the success of this
medicinal/healing garden. We believe the whole landscape is a healing garden so we
value the perennial border/medicinal garden as equally important as the plantings in the
bioretention garden, native meadow and the rest of the landscape areas. We understand
the importance of composition with regards to plant selection and will be blending and
contrasting textures, color, form and movement throughout the garden. Perhaps the
most important aspect is choosing plants that have four season interest and
understanding how they appear in winter to have some presence when everything is
dormant. We may consider some evergreen plantings to fill in certain planting areas and
provide a back drop to the other plantings....especially since the boulders along the
R.O.W. have gone away. The plan for the native groundcover and grasses would be
achieved through a mix of native grasses; including, for instance, little bluestem. The
plan would also include a maintenance schedule so that this healing garden would in fact
be an active and dynamic landscape as illustrated by the examples given in our
precedent board. In the winter, instead of just a mown landscape, you can expect to see
stands of grasses and seed heads that lend a great deal of form and color to the winter
landscape; see Winter Meadow images in our precedent board. The idea is a more
natural representation of a meadow's seasonal changes. In turn, the spring landscape of
full height grasses will bring forth a mass and movement unique to that season. Of
course, these seasonal changes will be interrupted and controlled with selective cuttings
that will keep the garden in order.

Thank you for your review of the 2335 Seminole Lane Major Site Plan Amendment. We have
reviewed and revised the plan per your most recent comments dated 11/18/15. See below for detailed

1. The lighting luminare schedule has been modified to show the lumen level for each proposed fixture.
The landscaping notes concerning lighting lumens has been removed. The cut sheet for the uplight
