Chris,
I have reviewed the above referenced application and have the following comments:
•Extend the sewer easement shown on the shared property line of Lots 37 and 38. The
approved plans show the manhole on the property line. The easement shall extend 12 ‘ (2 ‘ of the 4’
diameter MH plus 10 additional feet) into Lot 38.
•Add “hereby dedicated to ACSA” to the easement callout language.
•Ensure ACSA easements are called out on each page of the plat.

When are you going to post the road bond?
Once the road bond is posted, please submit a min of 2 copies of the final plat with signatures/
notary. Also please make the County Attorney’s requested correction to the deed of dedication,
including last revised date of the plat and have the owners sign/notarize the deed. I’ll then be able to
forward those items to Tom Foley for signature of the deed, and then get the plat signed by the
subdivision agent.

Keith,
On Sheet 2 of the Lake Ridge Preliminary plat(which is Hyland's prelim plat) see the R-1 Building Site Chart.
You will note that Lot 26 has an asterisk next to it, at the bottom of that chart it says, "May Require Critical
Slope Waiver". Then when you look at that lot on page 5, you see that same asterisk on the lot. Which signifies
to me that it may require a critical slope waiver, depending on the building site the developer chooses.
Upon your suggestion, I looked at page 4 of the prelim plat, and note that yes, while hard to see,that lot also has
an asterisk next to it on that sheet which lists out all the critical slopes to be disturbed on lots and right of ways
designated by an asterisk. Based on this, it appears that it was already included in the critical slopes waiver that
this development applied for and received. Let us move on, it appears this item was already addressed.

Attached is the County Attorney approval w/conditions for the Drainage Easement - Deed of Dedication. All of
Planning's platting comments were addressed in the last submittal. I've sent the revised plat to VDOT and
ACSA, and am awaiting their approvals. Also pending the road bond to be posted.
Once we have all agency approvals and the above has been taken care of please e Greg's requested
correction to the deed of dedication, including last revised date of the plat and ve the owners sign/notarize the
plat and the deed. I'll then be able to forward those items to Tom Foley for gnature of the deed, and then get
the plat signed by the subdivision agent.
