I know corner lots where one front is on an existing street with houses has been a particular issue, so I would verify with them to make sure this all works the way you envision. It seems to me that for R2 all of the new setbacks are less restrictive than the lines we have shown. Since front setbacks apply to rights-of-way and easements, I would think the new lot line would have a side setback, not a front setback. If this qualifies as 'non-fill', there is no side setback requirement, only building separation. Have you talked to Zoning to make sure this subdivision meets their definition of'non-infill'?
