What is the Comprehensive Plan designation for this property? Urban Density Residential What public need or benefit does this rezoning serve? The current zoning is impractical for the property given the dense development surrounding it which is all HC zoning. The rezoning creates oppertunities for continued development of commercial services and sources of employment for the area. Are public water, sewer, and roads available to serve this site? Will there be any impact on these facilities? Public water and sewer are availible to the site.ACSA has confirmed that adequate capacity is availible for development of the parcel. The site is along State Route 20 and the rezoning of this site will allow for multiple entrances to current HC zoned properties which will mitigate any additional impacts to roads. What impact will there be on the County's natural, scenic, and historic resources? The property is in the heart of a County Growth area and is not a relevant historic or scenic site. Existing stream buffers will not be altered or distrubed as part of this request. OPTIONAL: Do you have plans to develop the property if the rezoning is approved? The proposed change is to convert the current low density residential zoning into a commercial zoning district that is harmonious with adjoining properties and will allow for orderly development of the currently zoned HC parcels around it. This parcel provides the best oppertunity to connect parcels to the East and South which front on route 250 with an alternate access and the oppertunity for future interparcel connections parallel to U.S. Route 250 .
