The following are responses to the items raised in your letter addressing the final comments from Zoning,Engineering,Affordable Housing, and the County Attorney: Engineering 1. The traffic impacts and concerns have been addressed with the addition of the traffic channelization island going into Avinity II development. This channelization island splits up the traffic evenly through the existing streets in the development. In addition,the overall trips per day have been added to the application plan to show the evenly distributed trips through the neighborhood. 2. The applicant acknowledges that the slopes around the pond are managed slopes and any grading and retaining walls will need to comply with the new ordinance for managed slopes. The final site plan will include the grading and wall designs that will meet the ordinance. 3. The applicant acknowledges that this section of Avinity will need to meet the new VSMP requirements. Zoning 1. Note#7 has been added to the application plan indicating that Avinity II development will be added to the Avinity I HOA and all amenities, open space and maintenance will be shared between the developments. 2. Each of the 4 blocks within Avinity II list a range of units that can be developed in that block. The table summarizes these total units;however,there will be a mixture of units throughout the development. That this time, it has not been determined which units will be in which sections, other than the SF houses indicated as such on the application plan. Because there will be a mixture of housing,we have put a cap on the total amount of units that can be TH units in this section. While the chart adds up to 122 TH units,we are saying that the maximum number of units is 102 units. Therefore,each of the 4 sections can not be developed entirely as townhouse units. 3. Note number 4 has been updated to discuss the active recreational amenities for the development, and this is consistent with how planning has asked us to show the amenities for the proposed development. The final amenities will be determined with the final site plan, but will include a tot lot, a 2nd clubhouse/pavilion, a dog park, and trails. 4. The applicant acknowledges that Fire Rescue will approve the final site plan with the proposed building separations shown in accordance with the application plan. 5. The parking chart has been updated to show the existing and proposed parking spaces for Avinity I, and how the parking will be handled for Avinity II with onstreet parking for guest parking and 2 offstreet parking spaces for each lot. The final parking spaces for Avinity II will be determined with the final site plan. Housing comments 1. Addressed comments as marked up. County Attorney comments 1. Addressed comments as marked up.
