Nelson, Planner Division: Planning Services Date: February 3, 2016 Subject: SUB201600006 — Studholme — Boundary Line Adjustment Fax 434-972-4126 The County of Albemarle Division of Planning Services will grant or recommend approval of the Boundary Line Adjustment plat referenced above once the following comments have been addressed. [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [14-302 (B) (8)] Yards Revise the plat to include a note on Sheet 1 stating the RA Zone required building setbacks which are: Front: 75' (along State Route 692), Side: 25', Rear: 35'. To clarify that the proposed landscape buffer and new dwelling restriction line are not required by county code, please do the following: a) Sheet 2 of 2, Legend: after where it says "DENOTES NEW LANDSCAPE BUFFER" add "(NOT REQUIRED BY COUNTY CODE)". b) Sheet 1 of 2, Note 7: revise to say: "THE NEW DWELLING RESTRICTION LINE SHOWN HEREON ON REVISED PARCEL A WAS ADDED AT THE OWNER'S REQUEST. THIS RESTRICTION IS NOT A COUNTY REQUIREMENT AND SHALL BE DEFINED BY DEED."
