Intended use or justification&request: .
Sperry Marine is requesting a site plan amendment to modifiy its site in response to the proposed Albemarle
Place development which surrounds the Sperry Site, increased Sperry Marine empolyee numbers, and
enhanced site security.
The Albemarle Place development will re-route the primary employee entrance to the site forcing remarking
of existing spaces. To increase security, Sperry is proposing a gated entrance installation. Per the sales
agreement, screening and landscaping buffers will be added around the Sperry Site on Albemarle Place
property. Per the agreement, these buffers will include berms and walls that will completely screen Sperry
Marine Parking from the surrounding development. In response, Sperry is proposing extending parking
within the parking setbacks adjacent to the heavily screened areas. Stormwater management for the Sperry
Site is the responsibility of the Albemarle Place development.
Sperry Marine has been hiring and anticipates increasing employee numbers. Additional Parking is proposed
in the front yard. Also,a small building addition on the North side is included with this amendment.
To address security concerns, a 2 foot tall landscaping wall is proposed along the EC. This wall will tie into
the north and south storm water basin walls on the Albemarle Place site.
