Limits of clearing and grading is 4.17 acres. Water Quality: In the proposed condition there will be 2.62 acres of managed turf, 1.80 acres of impervious cover, and 0.53 acres of forest. Per the Virginia Runoff Reduction Spreadsheet, this will require that 3. 10 lbs. of phosphorus be removed per year. Phosphorous credits will be purchased. Water Quantity The site consists of two drainage areas. Drainage area 1 drains to the North where it ultimately outfalls into the Dunlora pond. An underground pipe storage system is being provided to reduce flow back to pre -developed rates. From the storage pipes, the storm sewer system connects to an existing drop inlet on Shepherds Ridge Road. The existing pond drains to Town Branch, eventually making its way eastward to the Rivanna River. Drainage area 2 drains to the south. From the storage pipe, the storm sewer system connects an existing drop inlet located within the Rio Road right-of-way.
