The landscaping within the 30' vegetation buffer and 20' land use buffer shall match SDP201300035 (Amendment#3/SDP200600041), SUB201400066(Road Plan), WP0201300072 (Road Plan WPO),and WPO201400030(Underground storage amendment). 2. 18-4.12.13.a.—"Loading spaces shall be provided on the same lot with the use to which it is appurtenant and shall be adjacent to the structure it serves." Loading spaces are not adjacent to the gas station;recommend the two loading spaces be positioned more nearly adjacent to the gas station. 18-5.1.20.a.—"The sale or storage of the petroleum products shall satisfy the requirements established by the fire prevention code of the National Board of Fire Underwriters and the latest edition of the"Flammable and Combustible Liquids Code,NEPA 30"of the National Fire Prevention Association." While design site features relating to placement of gasoline storage tanks, spill containment,vents, etc,may be uncertain,please ensure depth of cover requirements. Confirm that concrete pad detail,sheet 5,ties to area labeled gas pumps, sheet 4. If so,reference this detail(7"concrete,4" #21-A stone base)on sheet 4. Briarwood Commercial Development TIA by Davenport(Project# 13-338, 11/20/13,rev. 3/7/14) shows 24-hr two-way volume trip generation for convenience market with gasoline pumps with 16 vehicle fueling positions as 8682. Sheet 5 displays this data using a double-end arrow and label: "4,341 VPD". Revise label to clarify that 8,682 VPD is the TIA 2-way estimate. The figure 4,341 VPD may be mistaken as a total 2-way estimate,which it is not. 5. Note: ground cover hardier than turf grass is required for slopes steeper than 3:1. [ACDSM-8.A.2] 6. Sheet 4—Identify storm inlet structure with table value, T, spread at curb(ft)listed= 15.83. 7. Sheet 4—Revise proposed fence near townhouse lot lines to match proposed length of 5' wooden fence shown on road plans(SUB201400066);on road plans,this fence extends farther south. 8. Provide additional detail with proposed revised retaining wall design (9/17/14): provide Wall 1 and 2 cross- section view that shows Wall 1 and 2 relative to one another. —ref sheet 4 of 8, 7/18/14 M. Circeo design, shown as panel, plan sheet 17, 8-Aug/27-Aug -14 road plans. 2. Arrange revised retaining wall design as shown on prior plans, with requested item #1 appearing on sheet 17, and with Wall 1 and 2 profiles appearing as side-by-side panels on sheet 18. 3. Geotechnical sheets 4, 5, and 7 show 4-ft tall handrail at Wall 1 and 3. Geotechnical sheet 3 furnishes 2 details: handrail/fence post detail; sleeve-it fence post detail. Handrail detail is consistent with safety handrail. Specify proposed location for sleeve-it fence post detail—if this detail is not required for safety handrail (Wall 1 and 3), please delete this detail. If two details are offered as equivalent options, select detail to be used; eliminate detail not used. 4. Revise sheet 5 wall section views to show 4' handrail set behind wall, not in top course of block. Handrail set in top course of block is consistent with Redi-rock wall system, not proposed system (Anchor diamond pro unit).
