Subject: SP 2015 -001 Roslyn Farm — Special Events — 2nd round of zoning comments
Please consider the following comments:
1. The area is shown on the plan for setbacks is incorrect. The setback from Hydraulic Road
should be 75' Front Yard. The setback from Roslyn Ridge Rd should be 25' Front Yard. The
setback from Roslyn Heights Rd should be 25' Front Yard. All other property lines should be
25' Side Yard except the property line that is shared with TMP 61 -2C, TMP 61 -1 B1, and TMP
61 -1B which should be 35' Rear Yard.
2. The additional fee for the special exception to modify Section 5 for the number of attendees is
needed (from 150 to 200) is needed. That fee is now $457.
3. It is recommended that they still ask the BOS to waive the requirement of a site plan.
