(Amended 2-5-03) Based on the information provided, parking requirements are met for the current uses. A zoning clearance is required for any new uses/change of business on the site. During a zoning clearance review,the County would confirm parking requirements are met. Please let me know if you have any questions. I am following up on your request to account for parking in relation to the subdivision plat filed by Roger Ray's office on behalf of Hydraulic Road LLC. The plat illustrates 15 existing striped parking spaces on the new lot to be created(Lot 1-0.72 acres). This is sufficient existing parking to provide for the existing Contractors Office use which has no more than 15 on-site employees and facility vehicles. There is also ample area in the rear of the lot for a future user to provide additional spaces should they be needed. Any new use would naturally have to demonstrate sufficient parking for the new use at the time they secure a zoning clearance. The Residue retains 30 existing striped parking spaces which is sufficient for the current existing contractor's office uses which involve 30 or fewer on-site employees and facility vehicles. The Residue also retains extensive area to the rear in which additional spaces can be provided should they ever be needed by future users.
