I am trying to address the screening of the equipment storage area and was hoping you could look at the attached plans to see if I am getting close to what is required. I am showing the following: 1. 6' wood screening fence around entire equipment storage area. • Section 5.1.52 requires that the fence be 7'-10' tall. It also requires that it be solid with solid gates. The plan should be revised to indicate a 7'-10' fence height and provide a detail of the fence and gate to show that they are solid. 2. Preserving existing trees around entire equipment storage area. • The existing trees that provide screening at the SE corner of the storage area are off-site. Please provide an on-site evergreen vegetative screen in this area. • The existing trees noted as being preserved between the parking area and the storage area, and at the SW corner of the storage area, look somewhat thin on GIS and may not provide the screening needed. Provide some evergreens along the edges of the tree preserve areas as a supplement to make sure adequate screening will be provided. 1 • Due to grading on sides of the access road, the area on eitii'QR'side of the entrance to the storage area does not look to have sufficient screening. Provide evergreen vegetative screening on both sides of the entrance to the storage area. 3. A note stating the stored equipment shall not exceed height of screen fence and vegetation. [32.5.2(p), 32.7.9.2(b)] Proposed use. • We are working with ARB on approval of screening for the equipment storage area. 2. [32.5.2(j), (k), (I)] Existing and Proposed Utilities. • All existing easements the could be found are shown on the plans with deed book and page numbers. 3. [32.7.9.4(b)] Landscaping. • Sheet C-205 shows existing trees to be preserved, limits of clearing, tree protection fencing and detail. • Sheet C-205 has a Tree Conservation Checklist. 4. [32.5.2(e), 32.7.9.4(c)] Existing Landscape Features. • Sheet C-205 has a note that identifies the existing wooded areas are a mix of deciduous and evergreens. 5. [5.1.52] Outdoor Storage in Industrial Districts. • The plans show a 7'wood screen fence,a note stating that the equipment shall not be stacked higher than the screening fence, and the equipment storage area is greater than 50' from the adjacent RA district. • A note has been added to Setback requirements on Sheet C-100. 10. [4.12.15] Minimum Design Requirements. • The loading space is shown on sheet C-201. There will not be a loading dock. 20. [32.5.1(c)] Dimensions. • The plans show dimensions for all improvements. 21. [32.7.2.3] Sidewalks within a Development. • The plans show a sidewalk from the building to the outdoor equipment storage area. 22. [32.7.2.3] Sidewalks. • The plans show existing sidewalk along Airport Road and Coffey Drive. 23. [32.5.1(c), 32.5.2(n)] Dimensions. • Sheet C-101 shows the dimensions and height of the existing building. 24. [32.5.2(i)] Streets, • The name has been corrected to Coffey Drive(Route 882) 25. [32.7.2.1] Vehicular Access to Site. • We are working with VDOT on the entrance. 26. [32.5.2(f)] Watercourses and Other Bodies of Water. • See Note 3 on Sheet C-100. 27. [32.5.2(a)] Site Plan Number. • The Site Plan Number is shown on Sheet C-100. 28. [32.5.2(n),4.17] Outdoor Lighting. • There will not be any outdoor lighting on this site. 1. Show screening around the entire gravel area. Submit a Special Exception request to replace the required fence on the south side with vegetative screening, or provide vegetative screening in addition to the fence on the south side. Provide vegetative screening between the proposed building and the gravel area,extending around the corners on both the west and east sides of the storage area. This screening shall be sufficient to completely screen the storage area from view of the entrance corridor. The screening should not be rigid rows, but should be less formal in layout and included multiple species to blend with the surrounding area. Label the existing trees to remain as preserved and provide tree protection fencing. • The plans now show a 7' Wood Screening fence around the entire storage area, preservation of existing tree around the southern end with tree protection fencing, and additional trees to sufficiently screen the storage area from view of the entrance corridor. 2. Include a not on the plan stating that items stored in the storage area shall not exceed the height of the screening fence and planting. • The plans now have a note stating that items in the storage area shall not exceed the height of the screening fence and planting. Add the standard mechanical note to the plan: "Visibility of all mechanical equipment from the Entrance Corridor Shall be eliminated." • Refer to Note 6 on Sheet C-100, and Note 2 on Sheet C-205. ENGINEERING—MAX GREENE 1. Gutter pan is required for curb with stormwater flows. • CG-6 has been added to the plans as required. 2. An access road will be required to inspect and maintain the SWM structure. • An access road with adequate turn around has been added to the plans. 3. New Entrance Permit may be required from VDOT. • We are working with VDOT on the entrance. 4. VSMP plan will be required. • A VSMP plans will be submitted when the Final Site Plan is submitted. E911—ANDREW SLACK 1. The applicant should update the road name. • The road name has been changed to Coffey Drive. INSPECTIONS—JAY SCHLOTHAUER 1. No comments or conditions. FIRE RESCUE—ROBBIE GILMER 1. Fire flow test required before final. • A fire flow test will be performed prior to Final Site Plan Approval. 2. Please add a note to the plans "Know box shall be installed per the direction of the Albemarle County Fire Marshal Office.PLease contact during construction to determine the location 434-296- 5833. • Refer to Note 4 on Sheet C-100. ALBEMARLE COUNTY SERVICE AUTHORITY—ALEXANDER MORRISON 1. Include the attached ACSA Water and Sewer General Conditions. • The notes have been added to Sheet C-301. 2. Send water fixture counts to the ACSA for meter sizing when available. The space is currently served by a 1"water only meter. If a meter upgrade is required, a new tap off of Dobleann Drive will be required.The existing service is tapped off of an RWSA main on the southern side of Airport Road. • The water fixture counts will be included in the Final Site Plan. 3. The ACSA has scheduled a field visit to confirm that a force main connection can be made in one of the existing manholes along the frontage of 3670 DobleAnn Drive. (ACSA confirmed that the connection can be made.) • The sanitary force main will be connected to the existing manhole. 4. Provide anticipated daily sewer flows and advise what type of use is proposed in the 3,500 SF warehouse space (to determine if an industrial discharge permit is required.) • The sewer flow and type will be included in the Final Site plan. Page 3 5. Sewer connection fees will be required at the time of the building permit application. • Comment is noted. VDOT—SHELLY PLASTER 1. The subject site is located off Route 882, Coffey Drive rather than Route 1501, Deerwood Drive. • The route number and road name have been revised. 2. The right of way along Airport road and Coffey Drive should be clearly identified in the plans. • The right-of way is clearly identified on the plans. 3. The existing entrance on Coffey Drive does not meet our minimum corner clearance of 225'. • The entrance has been relocated and now meets the 225' corner clearance. Refer to Sheet C-301 for the corner clearance detail. 4. The anticipated average daily trips should be provided. • The average daily trips based on the information available at this time is shown on Sheet C-100. 5. A plan and profile should be provided to ensure there is adequate site intersection site distance. • Refer to Sheet C-301 for the sight distance plan. Profiles will be provided with the final site plan. 6. The proposed sanitary force main should be jacked and bored under Coffey Drive. The contractor will be held liable repair the damages made within the right-of-way. Also, the force main should have a minimum vertical offset of 10' from storm sewer. • A jack and bore is shown on Sheet C-203 Please let me know if you need any additional information.
