HomeMy WebLinkAboutSUB201600020 Review Comments Final Plat 2016-02-23County of Albemarle Department of Community Development Memorandum To: Bob Coleman From: Paty Saternye- Senior Planner Division: Planning Services Date: February 22, 2016 Subject: SUB -2016-20 Tutsi, LLC - Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302 (A)(9)] Building Sites on proposed lots. There is a typographical error in your building site note. Specify the correct tax map parcel number. 2. [14-302 (A)(10)] Right of further division of proposed lots. Use the complete the note, as specified in the checklist. You will need to specify two different residual areas, one for the 13.76 acres and the other for the 26.74 acres. 3. [14-302 (A)(14)] Land to be dedicated in fee or reserved. Please clarify the new access easement and if any owners other than Tulsi, LLC will have use of the easement. 4. [14-302 (A)(15)] Identification of all owners and certain interest holders. If there are, or will be, any owners of record for any new or existing easements affecting the property other than Tulsi, LLC specify the names and addresses of the owners. 5. [14-302 (B)(4)] Places of burial. If there are any burial sites show them on the plat. 6. [14-302 (B)(10)] Stream Buffers. Show the required stream buffer. Update the note on cover sheet to be worded as specified in 14-302(B) 10. 7. [14-303 (D)] Acreage of lots. The acreage of one of the subsections of the parcels seems to be incorrect on sheet 2. Please adjust accordingly. If the, 13.76 subsection is being added to TMP 28-30B include a land hook. Also, use different line types for historical boundaries, needed to show areas for development rights, and the current existing parcel lines. 8. [14-303 (H)] Monuments. if there are any iron pins to be set please specify the location of those pins and utilize a different label for them. 9. [14-303 (N)] Establishment of a private street is not required with a boundary line adjustment. Remove the private street note. For future reference see 14-232 through 14-236 of the Subdivision Ordinance for information on the private street process. 10. [14-303 (0)] Signature Panels. Add a line for the written name of the person authorized to sign for Tulsi, LLC. 11. [14-309; 14-310] Soils evaluation; Health Director Approval. Soils work has been submitted to the Health Department. Approval of the soil evaluation by the Health Department is required before approval the subdivision will be final. 12. [Comment] Please note that this property is located in the Moorman's River Agricultural/Forestal District. This means that certain forms of development on the property are limited or prohibited, as described in section 202(A)(2) of Chapter 3 of the County Code. Before building or carrying out further development on this property, please contact Community Development to make sure that your planned work is permitted in the District.
