Project: This plan is amending Job Number 97- 018 -23 Westminster Canterbury Park
and Open Space Plan, and Job Number 97- 018 -31, Duplex Cottage
Replacement Minor Amendment. The current amendment is to add up to 700
square feet to each side of nine existing duplexes at the southwest corner of
the property. Each resulting individual unit is to be approximately 1,600
square feet.

Additional Impervious Area: 0.29 acre; no additional open space requirement.
General Information: Number of bedrooms and parking remains unchanged.
Height of buildings including new chimneys is 21 feet.
Each diuplex is to have a 2 -hour fire rated firewall.
Building expansion will be limited to 700 square feet per unit.
A minimum building separation of 18 feet shall be maintained.
Additions have no required setback from the south property line,
because adjacent use is commercial.
Additions at the west property line require a 20 foot setback due
to residential zoning here.
This Site Plan meets all regulations in Section 18- 4.11.3
Reduction of Building Separation and Side Yards.
