HomeMy WebLinkAboutSDP201500050 Review Comments Initial Site Plan 2016-02-23Ellie Ray From: Victoria Fort <vfort@rivanna.org> Sent: Tuesday, February 23, 2016 6:41 PM To: 'Scott Collins' (scott@collins-engineering.com) Cc: Ellie Ray; Alex Morrison Subject: Hollymead Town Center Blocks C3 & C4 (SDP201500063); Blocks C2 & D2 (SDP201500050) - Intial Site Plans Scott, RWSA has reviewed the Initial Site Plans for Hollymead Town Center Blocks C3 & C4 and Hollymead Town Center Blocks C2 & D2 as prepared by Collins Engineering and dated 12/21/2015 and has the following comments: General Comments for BOTH plan sets: 1. RWSA will require that a sewer flow capacity certification request be submitted to RWSA for review and approval prior to final site plan approval for both plan sets, since the overall Hollymead development will produce over 40,000 gallons per day of sewage. 2. RWSA's water master plan includes an adjustment of the HGL from 805 ft to 780 ft in approximately the next 10- 15 years. The water lines in this development should be designed to handle this full range of pressures. 3. RWSA plans to construct a new 24" water transmission main along Meeting Street (location TBD) from Town Center Drive to a future pump station and water tower site beyond Timberwood Blvd. RWSA will be working with VDOT to establish a corridor for this pipeline (likely within VDOT right-of-way); however, there may be some easement required for this work as well as the removal of street trees shown on Meeting Street. There is not a set timeline for this work; however, it is currently anticipated that the new water main will be installed in the next 5-10 years. 4. Both sets of plans show existing street trees along Meeting Street — are these already in place? If not, will these be planted as part of the development of blocks C2, C3, C4, & D2 or by a separate party? Blocks C3 & C4 Sheet 5: 1.
