1) The Code of Development Regulations approved for Old Trail Village table shown on Sheet 1 of 6 of the
preliminary site plan should include any pertinent notes. For example, the rear yard setbacks are 0, however, note
3 of Table 7 in the approved COD, states that rear yard setbacks for townhouses shall be at least fifteen (15) feet.
The table shown on the site plan could be a little misleading.
General notes on sheet 1 of 6 on site plan state that on- street parking provided shall not be striped. It seems
it it should be striped. Should it be striped?

Below are VDOT's comments on the Site Plans for the July 215`, 2011 Site Review Committee Meeting:
SDP - 201140045 Old Trail Block 3C- Preliminary (Megan Yaniglos)
1. The site line easements are not the same as the subdivision plat, SUB - 2009 - 000161, which was reviewed
and approved by VDOT on 2 -26 -2010. This plan shows conflicts in the sight line easement for lots 11
and 12 for this phase and 24, 25, and 26 for phase B of the development. In addition, when the phase B
site plan was reviewed it did not show construction for lots 24, 25 and 26 within the sight easement.
2. Lots 12 and 13 driveways are within the throat length of the entrance as shown in VDOT's Road Design
Manual, Appendix F, table 4 -2 and should be removed to avoid conflicts.
3. Recommend dedicating right of way around the corner of Brookley dr. and Old Trail Dr. to one foot
behind the sidewalk.
Please request the applicants provide a written description of revisions with re- submissions. If you have any
questions or comments, please contact me prior to sharing these comments with the applicants.

5. An Industrial Waste Ordinance survey form must be completed.

• Additional fire hydrant will be required.
• Final water and sewer plans will be required for review.
• The ACSA requires a written response from our letter dated April 28,
2011 addressed to Mr. Justin Beights. The proposed 20 lots (including
office and retail space) for Old Trail Village Block 3 Phase C exceeds the
remaining amount from our previous 2 Letters of Agreement.

Dear Ms. Yaniglos,
Thank you for the opportunity to review SDP201100045, Old Trail Village Block 3C -
Preliminary. JAUNT has the following advisory comments related to access to public
transportation within and around this site, especially for people with disabilities.
• This area is currently in a rural fare zone for JAUNT where we provide trips for both the
general public and, at half fare, for seniors and people with disabilities.
• The neighborhood's gridded street network is helpful for efficient vehicle routing. Most
units can be accessed from the perimeter streets.
• Although the proposed loop layout of the internal alleys will be better than the existing
configuration, the turns may be too tight for larger JAUNT vehicles to navigate without
backing. Residents of internal units requiring JAUNT service might have to meet the bus
on an adjacent street by walking along the private alleys.
• Will there be any accessible parking provided for the office building? Consider designing
at least one of the on- street spaces to be accessible. It is assumed that JAUNT vehicles
would not fit in the parking under the office building, so service to it would be from the
perimeter streets.
• The site plan shows an ADA ramp for crossing Brookley Drive at the roundabout, but the
one for crossing Old Trail Drive at the roundabout is not shown.
We hope these comments can be considered in revising the plan. Please contact me with any
