Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [SP Condition 3] Include a sheet showing the entire Birdwood golf course site. The sheet does not need to be an as built plan, but should show existing facilities on golf course to use as a baseline for future amendments or site changes. 2. [Comment] Provide a more legible key for review, to include page numbers. 3. [32.5.2 (a)] Interior property lines have been vacated with a recent boundary line adjustment plat. Show updated property lines, TMPs and deed book/page numbers. 4. [32.5.2 (a)] Include a description of the special use permit (SP23015-19) and conditions thereof on final site plan. 5. [32.5.2 (a)] Include the source of survey and source of topography. 6. [32.5.2 (a)] Include names of owners, zoning district, tax map and parcel numbers and present uses of abutting parcels. 7. [32.5.2 (d)] Identify areas of the site where existing slopes are steep slopes 8. [32.5.2 (e)] Identify whether existing wooded areas are composed of evergreen, deciduous or mix of type. 9. [4.17(a) & 32.6.2(k)] Provide manufacturer's information for proposed lamp types to confirm the lumens. The luminaire schedule notes a 150 watt high pressure sodium lamp for the light fixtures. 150 watts exceeds the ordinance equivalent for 3000 lumens, and requires the use of a full cutoff fixture. 10. [32.7.9.4(b)] Show existing trees to remain, if any, on landscape sheets. 11. [32.7.9.4(b)] Include signed conservation checklist on landscape plan. 12. [32.7.9.6(a)] An area of at least five (5) percent of the paved parking and vehicular circulation area shall be landscaped with trees/shrubs. The plant materials may be a mixture of shade trees and shrubs and shall include one (1) large or medium shade tree per ten (10) parking spaces or portion thereof. Provide calculations to confirm these requirements are met. 13. [32.7.9.8(a)] There is a minimum tree canopy requirement for this site of 10 percent (note that outdoor recreation areas such as driving range can be subtracted from the area for this calculation). Provide calculations to confirm this requirement is met. 14. [32.6.1(h)] Include signature panel for each member of site review committee. 15. [Comment] Label maximum height of all retaining walls. 16. [Comment] Elevations are not required as part of the site plan and can be removed from the plan set. 17. [Comment] Approvals from engineering, ARB, ACSA, Fire Rescue and VDOT are required prior to final approval. Comments from ARB and engineering are attached. Additional comments, if any, will be forwarded upon receipt.
