[14-403] TMP 65-30 is required to have frontage on an existing or proposed street. The existing "entrance road" can be labeled as a private street to provide frontage for TMP 65-30, which will require the property owner of TMP 65-31 to be party to the plat. If owner is agreeable to allowing the private street, provide signature panel for property owner of TMP 65-31. 2. [14-317] Provide an instrument evidencing maintenance of the private street for review by the County Attorney (see attached template). 3. [14-302(A)(4)] Label width of the proposed private street. 4. [14-302(B)(8)] The shed and trailer appear to be too close to the proposed private street (25' setback required). Label distances to proposed street and ensure that creation of the new private street will not force these structures to become non -conforming. 5. [14-316] Provide evidence of VDOT approval of entrance onto public street. 6. [14-412(A)(4)] Include note on plat as required by this section: "The existing and/or proposed right-of- way is of adequate width and horizontal and vertical alignment to accommodate a travelway passable by ordinary passenger vehicles in all but temporary extreme weather conditions, together with area adequate for maintenance of the travelway, as required by section 14-412 of the Albemarle County Code." 7. [14-212(B)] Complete attached declaration and submit for County Attorney review. Signed document is required to be recorded with plat. 8. [14-309 & 14-310] Health director approval is attached.
