Perez, Senior Planner Division: Planning Date: January 29, 2016 Subject: SUB2016 -13 Hyland Ridge Subdivision Phase II - Easement Plat The County of Albemarle Planning Division will grant or recommend approval of the easement plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14- 303(0) &(P)] Signature panels. Provide signature lines, notary statements, and addresses for the owners of TMP 78 -1 -84 (Michael and Megan Hall) and TMP 78 -1 -88 (Michael and Courtney Orebaugh). 2. [14- 302(B)5] Zoning Classification. Provide the zoning of the parcels as follows: "Parcels zoned R -1 w/ proffers from ZMA94 -6 " 3. [14- 302(B)10] Stream buffers. Provide the following note: "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance. " 4. [14- 302(B)(7)] Reservoir watershed/ agricultural forestal district. Provide the following note: "This property does not lie in a Water Supply Watershed, nor an agricultural forestal district. " 5. [Comment] Remove the labeling "New Conservation Easement (Shaded) "from the SWM Area. 6. [14 -317] Relabel the "New Conservation Easement (Shaded) " to `New Conservation Buffer (Shaded). " 7. [14- 302(B)(1)] General Information. Provide the date of the last revision. Staff has provided references to the County Code. The Code is kept up -to -date by the County Attorney's office and may be found at www.albemarle.org /countycode. In accord with the provisions of Section 14- 229(B) of Chapter 14, if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this letter, then the application shall be deemed voluntarily withdrawn.
