Describe the variation being sought:
Use of a small portion of an 18 -acre parcel designated as "Open Space" in the Peter Jefferson
Place development plan as a County Fire - Rescue Station.
What is the reason for each of the requested variations?
The Peter Jefferson Place owner - developer, Yf"orrell Land c( Development Co., has offered to
give a portion of this parcel to the Count�� for this use, which makes the establishment of a Fire -
Rescue Station at Pantops considerably more,feasible fog° the County. Other suitable sites that
are affordable could not be found.
The 18 -acre parcel is designated "Open Space " in the development plan, but an ACSA sanitary
sewer pump station and a 1, 000 SF Maintenance Shed are now on the "Open Space " parcel, and
the proposed Fire Station would be behind these facilities, largely out gf'view of the Planned
Development, thereby having minimal impact on the "Open Space " character of the parcel.
5 Criteria:
Is the variation consistent with the goals and objectives of the comprehensive plan?
The Planning Commission deemed this site for the proposed use in compliance with the
comprehensive plan at their 9115109 meeting.
2. Does the variation increase the approved development density or intensity of
development?
The amount of gffice and commercial space to be developed in the Planned
Development mould not be affected by this variation. Although the Fire- Rescue Station
would generate a net increase in vehicle traffic and utility usage, those amounts are very
minor in the context of the overall Planned Development.
3. Does the variation adversely affect the timing and phasing of development of any other
development in the zoning district?
No.
4. Does the variation require a special use permit?
No.
