We should meet to coordinate the waivers (critical slopes and buffer). I am not opposed to the
waivers. However, they need to be presented to the Planning Commission in a way that addresses
the specific waiver criteria of the ordinance.

The critical slopes waiver is recommended for approval, should the Board approve the rezoning. The
pertinent acreage and data is in the applicant's letter. It does not appear possible to develop this
property without this waiver, and the critical slopes are not a significant resource. Standard erosion
control and on -site grading measures will be reviewed with the site plan. The small ravine may also
need be disturbed with temporary erosion control measures.

*The plan shows revised landscaping, much of which meets the EC Guidelines. Proposed
landscaping will be reviewed in detail at the site plan review stage. Changes /additions to the
landscaping currently shown should be expected (including revised planting sizes to meet the
guidelines). Replanting of the area between the proposed college and the existing fabric store will be
required.
*Changes to the architecture of the building have brought the design more in line with the EC
Guidelines. The architectural design will be reviewed in detail at the ARB site plan review stage.
Additional comments may be made at that time.
*Some TW and BW heights appear to be reversed on the southern retaining wall. This should be
corrected at site plan submittal.
*Please note that if the final site plan includes the future addition, the ARB will require that the
architectural design of that addition and all related site elements be submitted for review and ARB
approval.

Request for waivers that are needed for this plan (critical slopes & buffer disturbance) as proposed
have been made and are being processed with the rezoning as recommended.
The parking study provided satisfactorily address the need for the parking amount(s) proposed. The
ratio proposed of 8.1 spaces /1000 gross sq. ft. of building has been justified and is acceptable.
