RE: Dunlora V—Exception Request for Double Frontage Lots—SUB201500102
Dear Ms. Ray:
With this letter and attached exhibit,we would like to request an exception for the allowance
of double frontage lots for the Dunlora V site based on the provision described in Section 14-40I
and 14-203.I of the Albemarle County Code. The lots in question are referred to as lots 5, 6, and
7 on the submitted Preliminary Plat,WPO Plan, and Road Plan. ^' M

These lots as proposed, meet the definition for double frontage as described in the Albemarle a

County Code due to the fact that there is less than 20 feet of common area between the Dunlora
4A C.1
Drive and Rio Road right-of-ways and portions of the rear lot lines.
The proposed placement of these lots are necessary based on the parent tract's geometry, b
the three streets that bound it, and the existing topography, however the following site conditions u v.
will diminish the actual appearance of double frontage: W

I. Dunlora Drive, is approximately 6' lower than the proposed grades at the rear property N
lines for lots 5 and 6, nearly eliminating the sight line from street,to the rear of the o
proposed lots. o'
2. Only portions of the rear property lines for lots 5-7 lie within 20' of public right-of-way.
All of these lots share a portion of their rear lines with proposed open space. o
3. Only a short portion of the rear property line for lot 7 is within 20' of the Rio Road right-
of-way.The closest point of the rear property line to the right-of-way is 17.2'. E

In addition to the above site conditions,we are proposing double staggered, evergreen tree ;
screening in compliance with Section 32.7.9.7 of Albemarle County Code. Landscape easements
are provided where necessary. Please refer to the attached exhibit for additional information.
