Preliminary comments for the following divisions of the Department of Community Development and other agencies, as applicable, are attached: Albemarle County Division of Zoning & Current Development (Engineer) Albemarle County Division of Zoning & Current Development (Planner) Albemarle County Division of Planning (E911) Albemarle County Division of Zoning Inspections Albemarle County Division of Planning (Architectural Review Board) Albemarle County Department of Fire Rescue Albemarle County Service Authority Virginia Department of Transportation Comments reflect information available at the time the development proposal was reviewed, and should not be considered final. However, the Site Review Committee has attempted to identify all issues that could affect approval of the proposed project. Please make the revisions that have been identified as necessary for preliminary approval by the Site Review Committee. If you choose not to make the requested revisions, please submit in writing justification for not incorporating such revisions. Submit eight (8) full size copies and one (1) 11" x 17" copy to the Department of Community Development including responses to each of the attached comments of the Site Review Committee by August 16th, 2010. Failure to submit this information by this date will result in suspension of the review schedule. Review will resume when revisions are submitted along with a reinstatement fee of $65. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [32.5.6 (b)] The shared parking agreement has been submitted to zoning and will need to be approved before the approval of the site plan. 2. [32.5.6 (b)] The chart on sheet T -2 states that there are negative banked units for this block. How can there be negative units? Please clarify. 3. [32.5.6 (b)] The variation has been submitted to planning and will need to be approved before the approval of the site plan. 4. [32.5.6 (b); Code of Development] The green mall must be 40 feet in width, and 50 feet from face of building to face of building. 5. [32.5.6] An Architectural Review Board application and certificate or appropriateness needs to be applied for /obtained before the approval of the site plan. 6. [32.7.9.6] Are the street trees a part of the road plans? If so, submit a copy of the road plans for our review and files. 7. [32.7.9.7 (c)] Extend the rows of shrubs at the end of the alleys so that they provide screening for the parking spaces for the units. Specifically for units 23 and 8. 8. [32.5.6 (c)] On the cover sheet there is a note that states that no phasing is planned, however on the layout plan phase lines are shown. Please clarify. 9. [Code of Development, Table 6- Maximum Lot Coverage] The maximum lot coverage for this block is 80 %. The table provided on sheet S -1 for the areas does not provide the percentage. Taking the numbers provided in the chart, all of the lots are over 80% for the lot coverage. Revise to meet the requirement of 80% maximum lot coverage.
