The Subdivision Agent hereby grants approval of your exception request from Chapter 14, Section
404(A) of the Subdivision Ordinance for the proposed Lot 2 to not gain access from the proposed public
right-of-way and instead continue utilizing the existing driveway accessing Woodlands Road as shown on
the preliminary plat dated 2-15-16. In granting this exception, the Agent finds that installing a single point
of access would substantially impact features existing on the property prior to October 14, 2009, as
described in Section 404(D)(2)(ii). Contributing factors to this approval are the orientation of the existing
home to Woodlands Road (SR 676), the existing driveway, the location of the detached garage, pool,
fencing, and existing preserved vegetative buffer. The Agent also finds that the requirements under 14-
203.1 are met with this request as strict adherence to the requirements of this section would result in
significant degradation of the site and inhibit orderly development of the area.
The exception is granted with the following condition, which was requested by VDOT:
1) Adequate sight distance for the private entrance shall be depicted on the road plan and the final plat.

RE: Woodlawn Subdivision —Variation Request — SUB201500220
Dear Mr. Perez:
With this letter and associated Preliminary Plat submittal, plan dated 2/15/16, we would like
to request a variation to the requirement as outlined in County ordinance section 14-404(A),
that limits lots in a proposed subdivision to a single point of access.
It is our opinion that allowing the existing access driveway for proposed lot 2 is preferable
based on the parent tract's geometry and placement and orientation of the existing house.
Construction of a single point of access would substantially impact features existing on the
property prior to October 14, 2009. The existing home is oriented toward Woodlands Road.
The existing garage and pool are behind the home and maintain existing vegetative buffer.
Requiring access to proposed Woodlawn Road would not be uniform nor appropriate in this
circumstance.
The existing driveway and entrance are substantial improvements to the property that are
existing, requiring these improvements to be removed would not be appropriate in this
circumstance.
