The property is subject proffers accepted with the Riverside Village ZMA's and is also subject to the Entrance Corridor ("EC") Overlay District as described in Section 30 of Chapter 18 of the Albemarle County Code. • The Property was created per the current subdivision regulations in Chapter 14 of the Albemarle County Code. A 24 unit multi -family residential development is being proposed with a final site plan for this Property, file number SDP2015-00060. This site plan is currently under review for compliance with the applicable site plan and water protection ordinance regulations and special use permit requirements. The proposed use is permitted in the Code of Development and consistent with the application plan for Riverside Village ZMA's. During the review of the Riverside Village ZMA's the site was granted special exceptions to a number of Subdivision Ordinance requirements. See the site plan referenced above to reference the specific approvals. + The Property is also subject to SP2013-00001 to allow fill in the floodplain. Compliance with those conditions is part of the site plan review. The Property currently is not subject to any building permits. Site plans must first be approved for bulling permits to be applied for. This office has no record of any open violations for this Property. • The Zoning and Subdivision Ordinances can be obtained online at www.albemarle.oralcountycode. See reference above for Chapters.
