RE: [SDP- 2011 - 00035] Northrup Grumman Security Building — Minor Amendment
Dear Mr. Gallagher:
The Department of Community Development has reviewed the minor site plan amendment application for
the Northrup Grumman Security Building. As you are aware, there has been much discussion regarding
the operation of the gates during morning peak hours with county staff expressing concern that the
proposal could create unacceptable "conflict and friction with vehicular traffic" on Stonefield Blvd. [18-
32.7.2] After a review of existing traffic patterns, county staff believes the current proposal is acceptable.
However, if work schedules or site operations are modified in such a way that results in more staff
entering the site at any given time, the queuing at the gate could create traffic problems on the state road.
For this reason, the following note must be provided on the site plan (minor amendment cover sheet):
In accordance with chapter 32.7.2 of the Zoning Ordinance, the queuing of employees at the
security building shall not back traffic into the public street to such a degree and frequency that is
unacceptable to either the County Engineer or Resident Engineer at the Virginia Department of
Transportation.
If the security building causes unacceptable conflicts with traffic on Stonefield Blvd, the owner will be
obligated to take steps to alleviate the conflicts with appropriate actions, which may include modifications
to the site via another site plan amendment application.
Please submit four (4) copies of the minor site plan amendment set with the note shown above to my
attention.
