Subject: SUB -2016-032 Cascadia- Ph 2- Blks 1-3- Final Subdivision Plat
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302 (A)(4)] Private easements. All existing easements should be labeled with
a deed book and page number.
2. [14-302 (A)(4)] Private easements. A landscape easement should be provided for
those lots where the required landscaping is shown on the approved site plan for
the double frontage lots.
3. [14-302 (A)(5)] Public easements. Provide the deed book and page number for
the roads that have been previously platted. I believe Delphi Lane was platted
with a prior plat.
4. [14-302(B)(5)] Zoning information. Provide the zoning for the property by
notation.
5. [14-317] Instrument evidencing maintenance of certain improvements. All
proposed easements require a deed to be submitted and approved by the
County Attorney.
