Current Development Engineering can recommend approval once the following comments have been addressed: General Site Plan Comments 1. The stream buffer appears to be offset incorrectly from the edge of the pond. If the edge of pond is depicted with a dash -dotx3 line, as would match the County GIS, the buffer offset shown is 10 -feet short of what it should be. [17 -317B] 2. The floodplain of the existing pond is incorrectly labeled as a FEMA floodplain. 3. Travelways within Block 23 will need to be designed and built as public or private streets in order to provide for subdivision of the property. Streets serving single - family lots and more than 6 lots must meet VDOT's Geometric Design Standards, see Road Design Manual Table 1. [14- 412A(3)] 4. If seeking a private street approval, authorization for a private street to serve a single family lot must be granted by the Planning Commission. [14 -233] 5. Streets within a subdivision must have sidewalks and planting strips on both sides unless a waiver is granted by the Planning Commission. [14 -410H] 6. The entrance grade on the western curb return appears to be steep, please confirm that the proposed entrance maintains a grade of 4% or less for 40 -feet off the edge of Golf Drive. An entrance profile may be required on the Final Site Plan for verification. It also appears that drainage from Golf Drive will enter Block 23 at this point. [18- 4.12.17] 7. The Stormwater Management Notes on Sheet 4 state that the development will drain to the existing stormwater management pond. Please submit information that shows the pond was designed to store and treat the new run -off from this development. [18- 32.5.6.k] 8. Please show how run -off from the land to the west will be handled along the backs of Lots 1 through 5. [18- 32.5.6.d] 9. A retaining wall may be needed between Golf Drive and Lot #1 as the sidewalk is only 5 feet away from the building corner but is 3 feet higher than the proposed finished floor elevation.
