RE: SDP - 2010 -026- Old Trail Village Block 23- Preliminary Site Plan
Mr. Collins:
The Department of Community Development hereby grants administrative approval to the above
referenced site plan.
The approval of the preliminary site plan is valid for (1) one year in accordance with Section 32.4.3.1 of
Chapter 18 of the Albemarle County Code. Therefore, the preliminary approval shall expire on May 18a',
2011. If the preliminary site plan approval expires, a new application must be filed and processed.
Please address all of the requirements and conditions listed below and submit eight (8) tentative plan
copies to the Department of Community Development. This letter must be submitted with the tentative
plans, as a checklist, to document that you have addressed all requirements or conditions, or the tentative
plan will be denied.
Erosion and Sediment Control, BMP Stormwater Management, and road plans with the associated
applications and fees must also be submitted with the eight (8) tentative Plans.
Once the tentative plan is submitted and reviewed you will receive comments from all
departments /divisions/agencies that have made comment on the tentative plan. Any further
responses must be made directly to each department/division /agency that has further comment.
After all aforementioned departments/divisions /agencies have granted a tentative approval, you
must verify with the Planner that you may submit the final mylars (2 sets), two paper copies, the
final site plan application, and final site plan fee to the Department of Community Development.
Signing of the plans will occur within one week once it is determined that the final site plan mylars
reflect all tentative approvals.
The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in
addition to the following conditions.
The Department of Community Development shall not accept submittal of the final site plan for signature
until tentative approvals for the following conditions have been obtained:

Zoning & Current Development approval to include:
❑ Lot 15 has double frontage, revise to be a true open space area.
❑ Meet all the requirements in Chapter 18 Section 32 for final site plans, including
landscape plans, and lighting plans.
❑ ARB approval. "Site sections provided with this submission indicate that there could be
some limited visability of this proposal from the Route 250W EC - particularly when
leaves are off the trees. An ARB application for this proposal is required. Review of the
proposal would likely be limited to general forms, materials and colors due to the
distance from the EC. Review of the ARB application will likely be handled
administratively. " - Brent Nelson

Engineering approval to include:
❑ The entrance grade on the western curb return appears to be steep, please confirm that the
proposed entrance maintains a grade of 4% or less for 40 -feet off the edge of Golf Drive. An
entrance profile may be required on the Final Site Plan for verification. It also appears that
drainage from Golf Drive will enter Block 23 at this point. [18- 4.12.17]
❑ The Stormwater Management Notes on Sheet 4 state that the development will drain to the
existing stormwater management pond. Please submit information that shows the pond was
designed to store and treat the new run -off from this development. [ 18- 32.5.6.k]
❑ The plan must meet all engineering requirements of the Water Protection, Subdivision, and
Zoning Ordinances in addition to all engineering standards detailed in the County's Design
Manual.

Albemarle County Service Authority approval to include:
❑ Execution of the Old Trail Village Agreement addressing the capacity issues with the
downstream sanitary sewer system.
❑ Revised agreement related to the removal of previously approved single - family lots from the
sewer model to accommodate proposed lots in Block 23.

Fire & Rescue approval to include:
❑ Must comply with the Virginia Statewide Fire Prevention Code. Final approval is subject to field
inspection and verification.

❑ Please contact this office with a list of three (3) road names for approval of the unnamed road
providing access to this development before final site plan is submitted.
