Do you have a response yet on how to proceed with this plat? I need to know by COB today if you wish to withdraw the
application, otherwise I will need to move forward with sending out notice to adjacent property owners.
I have a meeting at 4pm but please respond to this email or leave a voicemail if you wish to withdraw or defer the
application.

Subject: SUB2016-51 Parcels A, B, & C (Foothill Crossing) - Final Plat
Nathan,
Per our phone conversation today, I see a few issues with this plat. The plat proposes a private street to offer road
frontage for proposed parcels A, B and C. Private streets in the development area can only be authorized for an NMD
development, a 2 -lot subdivision, roads serving the general welfare, subdivisions with attached dwellings, or a family
subdivision (see Section 14-233). This street does not appear to meet any of these standards.
This division could be possible once the road plans for Foothill Crossing II are approved and bonded, as long as all
proposed lots have frontage on either existing roads or the approved/bonded road.
The one other issue that arises is that the Foothill Crossing II road plans will be dependent upon the approval of an
easement plat showing the grading/access easement and stormwater management easement as shown on this plat.
One workaround would be to submit just the easement plat first showing these features. Then once road plans are
approved you can come back in for the subdivision plat.
Please let me know how you wish to proceed with this ASAP. If would still like to move forward with the plat as is,
proposing a private street, I will need to complete the legal ad and send notice by Monday. Otherwise, you have the
option to defer and resubmit an amended plat or withdraw.
