Marotta, Senior Planner 1 n C intlEH js 66Division: Zoning & Current Development V 7Date:August 24, 2010 pi 1 Subject: SDP - 2010 -34 Earlysville Service Center- Preliminary The Planner for the Zoning & Current Development Division of the Albemarle County Department Community Development will recommend approve the plan referred to above when the following items have been satisfactorily addressed. (The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 32.5.6.a] Tax map andparcel number. COMMENT: County GIS shows different boundary lines for TMP 31 -14J and 31 -14B. Please address this discrepancy; you may do this in a letter if no revisions to the plan are necessary. 0 [32.5.6.f] COMMENT: Please revise Note #1 to read, "... a watercourse, but is in the Rivanna reservoir watershed." The intent is to make it clear to the reader that the property is in a water supply protection area, not just a watershed. A [32.5.6.j] COMMENT: Are there no easements on the property? Usually a note is provided on the site plan that addresses easements. X 32.5.6.1] COMMENT: If easements are required for this project (perhaps by another f.. commenting division/agency) they must be shown on the plan. 32.5.6.k] COMMENT: Health Department Director approval is required for proposed drainfield and reserve prior to final site plan approval. Please submit soils work to my office, or, provide evidence of previous approval. Approval is not required for preliminary site plan approval, but I do recommend you get your soils work in as soon as possible. X [32.5.6.a; Condition #1b] COMMENT: Please revise Total Garage Building square footage on the cover sheet. The SP does not permit more than 6,200 sf, and the plan sheet shows 6,148. The plan sheet and the note on the cover sheet must match.
