Subject: SDP201000034 Earlysville Service Center - Preliminary Site Plan
The preliminary site plan for Pleasant Grove New Sanctuary, submitted on August 19, 2010, has been
reviewed. Current Development Engineering has the following comments:

5. Please provide a sight distance triangles at the entrance. Please refer to the Design Standards
Manual.

6. Please provide a Simple Methods spreadsheet illustrating the pre - development and post -
development removal rates of the proposed site.
Rev. 1) Comment has not been addressed. The spreadsheet seems to be incorrect The drainage
area to be used must be the proposed site, not the entire property of 11.83 acres. Please revise
and resubmit. In addition, please provide a pre- and post - development drainage area map with
acreage.

COMMENT: Final site plan shall meet all conditions of SP 2010 -01.
32.5.6.n, SP condition #12] COMMENT: Outdoor lighting plan is required.
32.5.6.p, SP conditions #1,3] COMMENT: A landscape plan and conservation plan is
required.
32.5.6.f] COMMENT: Revise Note #1 to meet the requirements of this section; revise
it to simply state "This site is in the South Fork Rivanna water supply protection area"
32.5.6.k] COMMENT: Health Department approval of soils work is required. Submit
soils work, or evidence of previous approval. (Previous submittal indicated a copy was
submitted, but it was not received.)
32.5.6.b] COMMENT: Maximum amount of paved parking and circulation is required
to be on the site plan.

18- 32.6.1 ]COMMENT: Professional seal must be signed and dated.
A Water Protection Ordinance application, along with an Erosion and Sediment Control
and Stormwater Management Plan, must be submitted and approved prior to Final Site
Plan Approval.
VDOT approval must be obtained prior to final site plan approval.
Provide Albemarle County General Construction Notes. Refer to the Design Standards
Manual.
