Commissioner March 09, 2016 Ellie Ray County of Albemarle Department of Community Development 401 McIntire Road Charlottesville, VA 22902 Re: SDP -20I6-00008 Mill Creek Industrial Park Lot 1 I Initial Site Development Plan Dear Ellie, We have reviewed the Mill Creek Industrial Park Lot 11 initial site development plan, dated February 08, 2016, as submitted by Shimp Engineering, P.C., and we offer the following comments: 1. The geometry of the proposed entrance on Stoney Ridge Road (Route 1000) needs to meet the design vehicle standards. Based on the proposed industrial manufacturing use, trucks will be accessing the property. "Entrance Design Details" can be found in Appendix F of the Road Design Manual. 2. A plan and profile should be provided to ensure there is adequate sight distance at the proposed entrance. 3. The distance from the proposed entrance to the nearest commercial entrance/street connection in each direction needs to be shown on the plan. Please note that this includes any connection that serves more than 5 single family residences. 4. The proposed entrance pavement should match the existing pavement on Stoney Ridge Road and should tie-in to the existing Stoney Ridge Road pavement at a minimum of V from the edge of pavement. 5. A Land Use Permit will be required prior to the beginning of any work within the Route 1000, Stoney Ridge Road right-of-way.
