Subject:SDP 05 -038 Avemore Phase I (Phasing) Minor Site Plan Amendment
The Albemarle County Department of Community Development Current Development Division has reviewed the
above - mentioned site plan amendment and will grant final approval when the following planning and zoning
comments have been addressed satisfactorily. Additional conditions may be added or eliminated based on the
review subsequent submittals. [Where appropriate. comments are preceded by the applicable reference.]:
1.Provide a title on the first sheet of the plan to identify this submittal as an amendment to the sub -phase
lines of Avemore Phase I.
2.Provide a schedule on the plan to identify the species and quantity of each type of planting that you are
proposing to move into future Phase II.
3.Provided the proposed timing for the installation of the plantings that are being moved into Phase II.
This should include a statement of the deadline for planting if the plans to construct Phase II should fall
through or be extended over a period of several years.
4.Provide the following notes on the plan:
This amendment is for previously approved buildings and improvements in Phase I only. There are no
existing or approved final site plans for future phases of Avemore and none of those designs have been
approved yet."
The landscaping behind buildings #21 and #24 that is identified to be installed in future Phase II shall
be shown on the site plan for that phase subject to County review."
5.Identify the proposed location of the new construction access.
6.Provide a new revision date on both sheets that are included in the minor amendment submittal.
7.Label each of the sub - phases and provide notes on the plan to clearly identify each of the sub - phases that
have been completed and issued certificates of occupancy.
8.Revise the line for Phase I - Sub -phase A2 so that it does not encompass the adjacent portion of the
parking area in Phase III.
9.ZMA 02 -10] Provide a note on the plan amendment to identify that the connector road adjacent to Sub -
phase C 1 is to be completed when the extension of Olympia Drive is made.

Dear Ms. Arrington:
The Albemarle County Department of Community Development's Current Development Division
hereby grants approval of the above - mentioned minor site plan amendment with the following
condition:
Sub -phase C4 is listed twice in the timing chart in the upper left hand corner of the cover
sheet. Change the sub -phase containing building 15 and the car maintenance structure to C3
in the chart.
Please revise the plan to address this comment and submit three (3) paper copies and two (2) mylar
copies of the revised plan to the Department of Community Development for signatures at your
earliest convenience.
