RE: SDP201600008 Mill Creek Industrial Park Lot 11 — Initial Site Development Plan
Dear Mr. Shimp:
The Agent for the Board of Supervisors hereby grants administrative approval to the above referenced
site plan.
This approval shall be valid for a period of five (5) years from the date of this letter, provided that the
developer submits a final site plan for all or a portion of the site within one (1) year after the date of this
letter as provided in section 32.4.3.1 of Chapter 18 of the Code of the County of Albemarle, and
thereafter diligently pursues approval of the final site plan.
The final site plan will not be considered to have been officially submitted until the following items are
received:
1. A final site plan that satisfies all of the requirements of section 32.6 of Chapter 18 of the Code.
2. A fee of $1,500.
Please submit 8 copies of the final plans to the Community Development Department. The assigned
Lead Reviewer will then distribute the plans to all reviewing agencies (for ACSA, please also submit 3
copies of construction plans directly to them as stated in their comments). Once you receive the first
set of comments on the final site plan, please work with each reviewer individually to satisfy their
requirements.
The Department of Community Development shall not accept submittal of the final site plan for
signature until tentative approvals for the attached conditions from the following agencies/reviewers
have been obtained:

The County of Albemarle Planning Division will recommend approval of the plan referenced above once the
following comments have been satisfactorily addressed (The following comments are those that have been
ldentffied at this time. Additional comments or conditions may be added or eliminated based on further review.):

1. [32.5.2(x)] The owner information provided does not match that shown in County real estate records; verify
that accurate owner information is provided.

Ridge Road; please show the building and parking setback lines, and revise the layout to meet this
requirement (or apply flor a special exception).

application meeting included outdoor storage area, but the submitted plan does not. If any outdoor storage
area Is proposed, see section 5.1.52 for requirements.
7. [32.8.2(d)] Show proposed grading on the plan.
8. (32AI(e)] Show the existing landscape features (as described in 32.7.9.4) on the existing conditions sheet.
9. [32.6.2(i)] Provide the state route number for Stoney Ridge Road and the pavement widths of both adjacent
roads.
10. 132.5.20, k)] Verity that all lines and all necessary easements for proposed water, sewer and drainage
facilities have been shown on the plan.
11. [32.5.2(1)] Provide the location of any other existing or proposed utilities and utility easements including
telephone, cable, electric and gas.
12. (32.5.2(1)] Show the distance to the centerline of the nearest existing street intersection from the proposed
ingress and egress.
13. [32.5.2(n)] Dimension the retaining walls.
14. [32J.2(n)] Dimension the dumpster pad.
15. [32.6.2(p)] Provide a landscape plan that meets all requirements of section 32.7.8 with the f=inal Site Plan.
Be aware that the proposed utilities along Stoney Ridge Road may make it difliCult to meet the street tree
requirement.
16. [32.6.2(p) S 32.7.9.7] Provide information demonstrating how the dumpster will be screened.
17. [Commend] If any offsite easements are required, they must be approved and recorded prior to Site Plan
approval. Since no proposed grading has been provided, it is unknown if any off-site easements are
necessary.
18. [Comment] A retaining wall is shown on the existing conditions sheet, but is labeled "Now Retaining Wall';
clarify if this wall fe new or existing.

Dear Ellie,
We beve reviewed the Mill Creek h9ustrial Park Lot 1 I initial site development plan, elated February 08,
2016, as submitted by Shi mp Unglneering, P.C., and we offer the fallowing comments.
I. The gory of the proposed entrance on Stoney Ridge Road (Route 1000) needs to meat Mie
design vehicle standards. Based on the proposed industrial marwfactuft use, trucks will ben
accessing the property. "Entrattee Design Details" can be found in Appendix F of the Road
Design mamml.
2. A plan and profile should be provided to ensure there is adequate sight distance at the
proposed entrance.
I The distance from the proposed entrance to the nearest commercial ctraucelstreet
connection in each direction needs to be shown on the plan. Please note that this includes
any conr=don that saves more then 5 single family residences.
4. The proposed entrance pavement should match the existing pavement on Stoney Ridge
Road and should tie-in to the existing Stoney Ridge Road pavement at a minimum of V
kom the edge of pave mwL
5. A Land Use Permit will he required prior to the beginning of any work withia the Route 1000,
Stoney Ridge Road right-of-way.
