The engineering review for current development will recommend approval of the final site plan when the following items are adequately addressed: A. Final site plan comments: 1. Please provide a professional signed and dated seal on the site plan. [18-32.6.1] 2. Engineering recommends access to the new building goes through the existing parking lot as opposed to disturbing the buffer for improving the existing dirt access road. 3. Engineering recommends that the new proposed entrance be located to align with the proposed entrance to Reas Ford Village Subdivision located at TMP 31 -10B. Engineering also recommends that the existing loading dock entrance onto State Route 660 be revised to meet the VDOT commercial entrance requirements. [18- 32.6.6e, 32.7.3] 4. It appears an offsite temporary grading easement, onto TMP 31-21B, will be needed for the proposed grading for the accessway at the western property line. An access easement will he required for the accessway through TMP 31 -10A. These easements need to be reviewed and approved by the County. These easements need to be recorded at the County Courthouse before the engineering review can recommend approval to the final site plan. [18- 32.7.5.2] 5. Please show and label the available sight distance at the new entrance. [DM, CD -15] 6. Please label the radii at the new entrance to State Route 660. [18- 32.6.6ej 7. Please show the entire section of accessway to the building from Reas Ford Road on the site plan amendment, not just only on the overview on the cover sheet. [18-32.6.6e] S. Please show and label all applicable traffic control signage. [18- 4.12.15f] 9. Engineering has concerns about safe and convenient access created by the new traffic patterns at the new internal intersections to the north of the building and 2" rear entrance to parking. [32.7 2] 10. Please show and label the type of curbing to be used on the site plan. [18- 32.6.6e, 18- 4.12.15g] 11. Please label the centerline information for the proposed accessway. [18- 32.6.6e] 12. Please provide computations and sections to show how the site's drainage gets to the proposed SWM facility. [18- 32.6.6d] 13. E &SC plans need to be approved before engineering will recommend approval. [18- 32.7.4.3] 14. VDOT approval is required before engineering will approve the site plan. [DM 902] 15. Additional comments and /or conditions maybe forthcoming, on the review of future submittals, due to the changes required for this plan submittal. B. Stormwater management plan comments: 16. This project will require a SWM plan. A SWM plan has not been submitted at this time. C. Erosion and sediment control plan comments: 17. This project will require an E &SC plan. Preliminary Comments for the following agencies, as applicable, are attached: Albemarle County Department of Community Development — Current Planning Albemarle County Department of Community Development - Engineer JAUNT (Transportation Services) Albemarle County Service Authority Albemarle County - Building Code Enforcement and Zoning Services Albemarle County Water Resources Manager Architectural Review Board Department of Fire and Rescue E911 Review Virginia Department of Transportation comments have not yet been received, but will be forwarded to the contact and engineer when they are received. Comments reflect information available at the time the development proposal was reviewed, and should not be considered final. However, the Site Review Committee has attempted to identify all issues which could affect approval of the proposed project. Please make the revisions that have been identified as necessary for preliminary approval by the Site Review Committee. If you choose not to make the requested revisions, please submit in writing justification for not incorporating such revisions. Submit seven full size copies and one 11" x 17" copy to the Department of Planning and Community Development. Responses to the attached comments of the Site Review Committee must be submitted by January 30, 2006. Failure to submit this information by this date will result in suspension of the review schedule.
