Located within a planned commercial development, the proposed project will be a natural addition to other businesses within the area such as CVS to the north and Target to the south. The proposed facility will encompass approximately 1.13 acres of land and will consist of an approximately five thousand three hundred square foot (5,300 sf + / -) restaurant and supporting parking. The parking field will contain fifty -seven total spaces (57) with three handicap accessible spaces. Bob Evans recognizes Albemarle County's architectural design standards and is proposing a modified structure with architectural enhancements for this location. The proposed project has previously been presented before the Architectural Review Board, and the current design incorporates comments received at that time. The exterior of the building will be further enhanced through the landscape design. This design will adhere to the landscape code set forth by Albemarle County and utilize materials appropriate for the regional conditions. As part of the landscape design, Bob Evans is proposing the removal of the existing evergreen trees located along the parcel's perimeter. These trees will be replaced with shade trees located within the project parcel. Site lighting will be shoebox fixtures set at a typical mounting height to provide proper illumination. These fixtures will be arranged in a manner to minimize any illumination spillage from the subject parcel. Constructed of brick masonry to match the building facade, the trash enclosure is fully enclosed with gates and located at the rear of the proposed building. In addition, refuse removal is taken care of on a routine basis to ensure site cleanliness. The facility shall not create any odor problems for the adjacent parcels. Mechanical systems will be screened from view by the parapet wall proposed on the structure. The facility is designed to comply with the Americans with Disabilities Act Accessibility Guidelines as described in the current code(s).
