Dear Sir:
Pursuant to Chapter 18 Section 32.4.2.4 of the Code of Albemarle, approval of the above referenced site plan
has been denied. This action has been taken because the site plan has not been revised to include required
revisions of the Site Review Committee. Those items that have not been addressed are:
1. Please update the existing topography and physical features. The topography appears to be using design
data from other plans for Hollymead Town Center. It does not appear to reflect current field conditions.

Rev.1: This con has not been satisfactorily addressed. The topography of the plan appears
unchanged. The plan still appears to be relying on features to be built by others, which appear to he
depicted as existing topography on this plan. This was discussed at length in two meetings with the
applicant.
2. Please provide a curbed island at the end of the parking row just inside the entrance from the travelway
shared with the Target loading area. [18- 32.7.2, DSM902A5]
Revd : This comment has not been satisfactorily addressed. This was discussed at length in Iwo meetings
it'itli the applicant. A curbed island it'it11 reinforced sidewalk or truck apron it'ill address truck turning
concerns. As stated in the meetings, a striped area is not adequate

not currently exist. It must be demonstrated that all ordinance provisions are met, and the site circulation

The Site Review Committee has reviewed the development proposal referenced above. Preliminary
comments for the following divisions of the Department of Community Development and other agencies,
as applicable, are attached:
Albemarle County Division of Zoning & Current Development (Planner)
Albemarle County Division of Zoning & Current Development (Engineer)
Albemarle County Department of Fire Rescue
Albemarle County Service Authority
Virginia Department of Transportation
Comments reflect information available at the time the development proposal was reviewed, and should
not be considered final. However, the Site Review Committee has attempted to identify all issues that
could affect approval of the proposed project.
Please make the revisions that have been identified as necessary for preliminary approval by the Site
Review Committee. If you choose not to make the requested revisions, please submit in writing
justification for not incorporating such revisions. Submit eight (8) full size copies and one (1) 11" x 17"
copy to the Department of Community Development including responses to each of the attached
comments of the Site Review Committee by March 20, 2006. Failure to submit this information by this
date will result in suspension of the review schedule. Review will resume when revisions are submitted
along with a reinstatement fee of $65.

The Planner for the Zoning & Current Development Division of the Albemarle County Department
Community Development will approve the preliminary site plan when the following items have been
satisfactorily addressed. (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.) [Each
comment is preceded by the applicable reference to the Code of Albemarle.]
1. Remove "Site Notes" number 4 about the dwelling on site.
2. Sheet 4 of 11 refers to City of Charlottesville Standards. Not sure what those standards are
but this is the County of Albemarle.
3. 32.5.6a] Provide the names of the owner and developer of the property on the cover sheet to
the plan
4. 32.5.6a] Provide the approved ZMA number. Under note 6 in the "Site Notes ".
5. 32.5.6a] Provide the proffers that apply to this block (Block 1 ) from the rezoning Code of
Development on the cover sheet to the plan.
6. 32.5.6a] Provide the source of topography and source of survey on the cover sheet to the
plan.
7. 32.5.6a] The adjacent Lot B will be with the recent boundary line adjustment 1.97 acres the
plan shows 1.79 acres which was the old number.
S. 32.5.6b] Provide the maximum height of the structure on the cover sheet to the plan.
9. 32.5.6b & 4.12.6] The calculation should be 4.5 spaces per 1000 gross leaseable floor area
not 134 per 1000. Which would mean 24 spaces required.
10. [32.7.9] All of the street trees along US 29 need to be moved out of the sanitary sewer
easement that runs along the front property line. An increase in the area between the
easement and the curbing for the parking and the sidewalk to the front of the building will be
necessary. You need to overlay the sewer and water line easements over the landscape plan
and keep all trees out of the easements.
11. [32.7.9 & ZMA2002 -020 proffered code of development page 21 & 22] The parking islands
enclosing the 12 spaces adjacent to Lot B will both need to be curbed and will need large
shade trees within them.
12. [32.6.6 f] The signature panel is only required for the final but you can provide it now.

Timberwood Boulevard at a nnininunn.
