The County of Albemarle Division of Zoning and Current Development will grant or recommend
approval of the major amendment referred to above once the following comments have been
addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. Confirm that all fixtures emitting more than 3000 lumens are full cutoff. Include a diagram and /or cut
sheet of each fixture on the site /lighting plan.
2. Add the standard lighting note on the lighting /photometric exhibit page.
3. Provide landscape details and calculations for:
A) Parking lot landscaping
1) An area equal to 5% of the paved parking and vehicular circulation area shall be landscaped with
trees or shrubs
II) This shall include 1 large or medium shade tree per 10 parking spaces
B) Tree Canopy
I) 10% tree canopy for a site to be developed with commercial office or industrial uses.
II) Canopy computation tables are hard to read. Please revise.
4. Indicate on the site plan the proposed sizes at planting for all trees and shrubs.

Dear Mr. Brooks:
Below are VDOT's comments on the Site Plans for the August 17th 2006 Site Review Committee
Meeting:
SDP - 2006 -00075 Crozet Gateway Center (David Pennock)
Look at extending the curbing along the entire frontage of the site including rte. 240.
The final plan will need to include drainage calculations and pavement calculations.
The beginning of the turn lane should address the existing radius and 15 inch CMP and
rework the radius and pipe to exclude the "notch" in the roadway.
SDP - 2006 -00076 Boar's Head Inn Meeting Pavil -Major Amendment (Gerald Gatobu)
This work is all accessing private roads.
The increase in traffic at the intersection of rte. 250 and Ednam Road should be indicated.
Show that the current intersection at rte. 250 is adequate, i.e. turn lane dimensions, entrance
grades, sight distances, and width.
SDP - 2006 -00078 Old Trail Village Block 12 (Francis MacCall)
Road C should be 36 feet wide unless parking is restricted on one side of the road.
VDOT has not received a traffic study showing impacts to Old Trail Road and the
intersections on rte. 250 and 619.
For entrances with radii less than 25 feet, show that the design vehicle can adequately make
the turning movement.
Drainage calculations and Pavement calculations need to be submitted with the final site plan.

SDP - 2006 -00079 Berkmar Business Park — Maior Amendment (Francis MacCalb
Existing entrance needs to be checked and verified on the plan that it meets the current VDOT
standards or needs to be upgraded.
Right turn lane needs to be 150 feet storage and 100 foot taper.
Need drainage and pavement calculations.
SDP - 2006 -00080 Topeka's Steak House (Keith Lancaster)
All construction and connections are to private roads.
All intersections with rte. 250 have been modified with previous projects and are adequate.
SDP - 2006 -00081 Black Cat Road Service Station (David Pennock)
Final plan needs to include road plans, typicals, pavement design, shoulder design, and
drainage computations for rte. 616.
Show the turn lane and taper dimensions on rte. 616. Show the sight distance in both
directions.
Show the entrance dimensions and profiles.
Plans must be in accordance with VDOT's Road Design Manual and the Minimum Standards
of Entrances to State Highways.
SDP - 2006 -00082 Wood Residence (Steve Rugwell)
Distance to property lines is needed
A narrative of plan revisions should accompany any resubmittal.
A typical section and an entrance profile is needed for this entrance.
Show location of entrance for field verification of sight distance.
Show entrance radius (25' minimum) and set the curb and gutter back from the EP 12'
with a 48' ( 4:1) taper return to the existing EP, as shown in the Minimum Standards of
Entrances to State Highways on page 19.
Please provide a drainage easement for the pipe crossing the State Roadway.
Show all existing and proposed utility easements or add to the notes if there are none.
Show the ITE codes pertaining to this site and the projected traffic volumes from these
codes.
SUB - 2006 -00224 Rolling Meadows (Gerald Gatobu)
The intersection at rte. 250 needs to show sight distance, turn lanes, and appropriate tie -in
grades in accordance with VDOT's CG -11 standard.
Ditches need to be 3:1 or flatter.
Sheet 2 shows a 14 foot pavement width, sheet 3 shows 18 foot pavement width. The
minimum width is 18 feet in this case.
The road needs to be designed in accordance with VDOT's Road Design Manual.
Pavement design, calculations, and drainage calculations need to be submitted with the final
site plan.
Please request the applicants submit a written description of the revisions when resubmitting for
review. If you should have concerns with these comments, please discuss with this office prior to
sharing with the applicants.
