A. Final Site Plan (SDP200600084)
1. A signed and dated professional seal must be on the plans.
Rev.1: corrnnent aciclressed.
2. It does not appear that the local regulations were consulted. Please refer to section 18- 32.6.6 of the
Zoning Ordinance, and Chapters 5 and 9 of the Design Standards Manual. Here are a few of the
things that are missing;
a. Use standard VDOT detail references for all curbing and drainage items.
b. Provide profiles for the drainage pipes and structures.
c. Pipes must be a minimum 15" diameter.
d. Provide spread computations for the inlets, to be less than '/ the travelway width.
e. Show all easements with deed book references; for access, drainage, construction, etc.
f. Include the County's general construction notes.
g. Provide a VDOT pavement design for paved areas.
e. Runoff should not discharge over slopes or retaining walls, as is currently shown with the
temporary entrance travelway.
f. Show and label the existing features of the entrances on Rt. 29 and Timberwood Blvd.
The plan was not complete enough for this list to be comprehensive. Additional comments may be
identified upon revision.

B. Erosion Control Plan (WP0200600062)
1. No erosion control provisions were found on these plans. Please consult the Virginia Erosion and
Sediment Control Handbook. Perhaps a layer was left off the plans, as the notes and details sheet
appears to reference measures not shown. The details do not appear to follow the state standards. The
notes appear to incorporate much of what should be in the narrative, and the narrative is little more
than addresses of the owner and engineer. Please see the state checklists, and Chapters 5 and 9 of the
County Design Standards Manual for guidance. Please be aware, silt fence and inlet protection (which
cannot be installed until stormsewer is built) will not be adequate as the sole measures for site
protection. Sediment trapping measures will be required.

The, final site plan and erosion control plan are tentatively approved. The erosion control bond
aniount is 518,000. Please provide 4 copies oldie plans fin approval and distribution.
